Bathroom resealing in G78: how it works

Homes in G78 have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We’re often asked to deal with leaks into the floor or ceiling below and failed sealant on the screen profile, across baths, basins & vanity units and sinks & splashbacks.

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a morning or an afternoon for most single baths and showers.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Getting a quote

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Around Barrhead

We work in homes and buildings around Barrhead High School and Bourock Parish Church and the streets around them. There’s a railway station in Barrhead itself: Barrhead station. A little further out are Barrhead Museum (within half a mile north-east) and Pollock Castle (1.8 miles south-east). The countryside around Barrhead includes Neilston Pad and Brother Loch.

Where we work in G78

Across G78, from Barrhead, Arthurlie and Darnley outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

Our work covers the whole of Scotland, G78 included. Journeys are planned ahead, and outside jobs are booked around the forecast.

Barrhead: Schools such as Barrhead High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Barrhead station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

When something else is needed

It helps to know what we can’t do too:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Tiles that have come away from the wall
  • Failed grout lines across the wall

Why act early?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal.

What your quote should include

  • How long to leave it before use
  • Whether they’re fully insured
  • Who does the work, and how experienced they are
  • What product goes in the joint

Landlords, agents and businesses in G78

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

What affects the cost of bathroom resealing

There’s no set price list, because jobs vary so much. The quote depends on:

  • Access and height
  • The number of rooms or windows
  • Working hours on commercial sites
  • The size of the job

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.

What we need to know

There’s no need for technical detail. Just tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel
  • The rough size of the job
  • If someone has resealed it before

Every job is quoted individually. Simply email us at info@mrmastic.co.uk and describe the job and send photos if you have them.

Different surfaces, different methods

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.

Basins & vanity units

The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.

FAQs for G78

How long will the resealing take?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Is it messy?

We keep the work tidy. Nearby surfaces are protected.

Will the old sealant be removed?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

Do you reseal kitchen worktops and sinks too?

Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.

I’m a tenant. Can you help?

Yes. Check with your landlord; we can send the quote to them too.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do you come to G78?

We do. G78 is part of the area we cover, and the service is the same as everywhere else.
