Bathroom resealing in G76: how it works

Homes in G76 have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We work on sinks & splashbacks, kitchen worktops & upstands and wet rooms, and the jobs we see most are a reseal done over the top of the old bead and splits where the tray meets the wall.

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take two to three hours for a typical bath, depending on how much old sealant there is.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Where we work in G76

Across G76, from East Kilbride, Giffnock and Clarkston outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

We work across all of Scotland, from the cities to the islands, and G76 is part of that. Longer journeys are planned in advance, and outdoor work around the weather.

Clarkston: In the older streets around Greenbank Parish Church, walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Belmont House School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Keep scourers and sharp tools away from the bead
  • Do not leave water standing on kitchen joints
  • Wait for the cure time we give you
  • Look for lifting corners and small gaps now and then

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

How the job changes by surface

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Water getting in through the grout rather than the sealant
  • A bath or tray that moves because it is not properly supported
  • Tiles that have come away from the wall

How we quote for bathroom resealing

We quote each job individually. These are the things that affect it:

  • The number of rooms or windows
  • Access and height
  • When we can work, for business premises
  • The size of the job

Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • What’s wrong with the joints now
  • Any access issues, like height or stairs
  • The address or postcode of the job
  • Whether it’s a home or a business

Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
