Bathroom resealing in Whitecraigs, done properly

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Typical jobs include black spots spreading through the bead and lumpy, uneven sealant from a DIY attempt, across basins & vanity units, kitchen worktops & upstands and sinks & splashbacks.

Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath, and that’s as true in Whitecraigs as anywhere in the city.

Whatever the size of the job, it’s backed by our one-year guarantee in Whitecraigs and across Glasgow.

What happens on the day

On the day, we start by going over the job with you. Surfaces next to the work are protected before work begins. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is. Parking in city streets around Whitecraigs can be tight or controlled, so it helps to know about permits or nearby bays. If you are in a flat, let us know how we get in at the street door.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky
  • Tell us about any water getting in

Do you need bathroom resealing in Whitecraigs?

Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

People normally contact us after spotting something like this:

  • Black spots spreading through the bead
  • Leaking joints on a shower screen
  • Gaps where the bath or tray has moved
  • A reseal done over the top of the old bead

If you look after a building such as Belmont House School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How to choose a mastic man

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Why it’s worth doing now in Whitecraigs

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

Whitecraigs homes and their sealant

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Rented homes near Whitecraigs station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Honest limits

Sealant is not the answer to every problem, and we will tell you before any work starts. Sealant won’t put right:

  • Water getting in through the grout rather than the sealant
  • A tray that rocks until it’s re-bedded
  • Loose or hollow tiles, or failed tanking behind them

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Surfaces we seal

  • Sinks & splashbacks
  • Baths
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Wet rooms
  • Shower trays & enclosures

What the job involves on each surface

Basins & vanity units

The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

Wet rooms

A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Whitecraigs questions

I’m in a tenement in Whitecraigs. Could worn sealant affect the flat downstairs?

It can. Tenement floors are normally timber, and water from a failed seal can find its way down to the flat below. It’s worth sorting sealant and grout before it gets that far.

Do you work for landlords with property near Whitecraigs station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.

How long does it take to reseal a bath or shower?

It takes a couple of hours for a single bath or shower. We will confirm how long your job needs when we quote.

My sealant has gone black. Can you sort it?

Yes. Once mould has grown into the silicone, it normally cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply drop us a line at info@mrmastic.co.uk.

Will the old sealant be removed?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

Are you insured?

Yes. We are fully insured.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.
