Bathroom resealing in G46: how it works

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on kitchen worktops & upstands, sinks & splashbacks and basins & vanity units, and people most often call us about damp behind the bath or under the tray and shrunken sealant along the back of a worktop.

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a couple of hours for a single bath or shower.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

What you will pay

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Why choose Mr Mastic

  • White, clear, grey or another colour, product permitting
  • A 12-month guarantee on all work
  • Sealant colour chosen to suit
  • Anti-fungal sanitary silicone in wet areas

Getting a quote

Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.

What’s near Giffnock

In Giffnock, that means homes and buildings near Rouken Glen, Belmont House School and Hillpark Secondary School. Nearby too are Couper Institute and Library (1.6 miles north-east) and Orchardhill Parish Church and Hall (under half a mile north-west). There’s a railway station in Giffnock itself: Williamwood station. Well-known places in the area include Glasgow Victoria Infirmary (2.2 miles north-east) and Scottish Football Museum (2.4 miles north-east). Green spaces nearby include Cathkin Braes.

Where we work in G46

Across G46, from Glasgow, Newton Mearns and Giffnock outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

We work across all of Scotland, from the cities to the islands, and G46 is part of that. Longer journeys are planned in advance, and outdoor work around the weather.

Giffnock: If you live in an older home near Orchardhill Parish Church and Hall, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Williamwood station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams. Several sites can be quoted together.

Letting agents and landlords in G46 can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Stick to a soft cloth and a mild cleaner
  • Wipe up water along the back of the worktop
  • Wait for the cure time we give you
  • Squeegee the walls and tray after use

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

How we quote for bathroom resealing

The price is agreed before any work begins. It takes into account:

  • Access and height
  • Mould in or behind the old joints
  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove

Leaving a failed joint normally makes the job bigger, not smaller. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

You do not need to know the technical terms. Just tell us:

  • If it’s domestic, commercial or a hotel
  • Where the property is
  • A few photos by email, if you can
  • Access, such as stairs, a lift or height

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll explain what’s involved and give you a clear quote.

Leave it or put it right?

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early.

Questions to ask before booking

  • Whether you can choose the colour
  • What preparation is included
  • How long the guarantee is
  • What the cure time is

G46 questions

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses, and we’re fully insured.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.

Can new silicone go straight over the old?

No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

Can you reseal around my kitchen sink and worktop?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.

When can I use the bath or shower again?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
