Arden Bathroom Resealing
Bath, shower, basin, wet room, worktop and sink resealing for homes and businesses in Arden and across Glasgow. Fully insured, ARBOMaster approved and guaranteed for a year.
- New sealant laid over old sealant that is now lifting
- Water escaping at the shower enclosure
- Water getting behind the kitchen upstand
Aftercare tips
After the cure time, these simple habits help:
- Dry worktop joints after washing up
- Move toiletries away from the joint
- Keep an eye on the corners, where splits start
- Wait for the cure time we give you
Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Bathroom resealing for homes and businesses in Arden
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. Typical jobs include shrunken sealant along the back of a worktop and two layers of silicone, both failing, across baths, basins & vanity units and sinks & splashbacks.
Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

Signs you need bathroom resealing in Arden
No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.
Keep an eye out for these signs:
- Black spots spreading through the bead
- Cracked, shrunken or lifting silicone
- Water escaping at the shower enclosure
- Water getting behind the kitchen upstand
Managing a site like St. Paul's High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What we do, step by step
We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. Inside a flat in Arden, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
Getting ready for the visit
- Keep children and pets away from the work area
- Move anything stored near the joints
- Mention any tricky access

Related advice
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
What the job involves on each surface
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Baths
The long joint down the side of a bath is where most leaks start, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water cannot sit on it.
What happens if it’s left?
Tired sealant is not a reason to replace a bath or shower. Replacing the joint is generally all it takes. If something else is wrong, we’ll tell you. Scottish rain finds any gap around a frame or wall joint, and in Arden, damp can spread through stone and plaster before anyone sees it.
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

Arden homes and their sealant
Glasgow has a lot of sandstone tenements, so many bathrooms sit right above a neighbour’s ceiling. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
Rented homes near Kennishead station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Common questions in Arden
Do you work for landlords with property near Kennishead station?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
I’m in a tenement in Arden. Could worn sealant affect the flat downstairs?
It can. Tenement floors are normally timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. It’s worth sorting sealant and grout before it gets that far.
Do you cover Arden?
We do. Our applicators work in Arden.
Can new silicone go straight over the old?
No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us and we’re fully insured.
Can you get rid of the black mould in my sealant?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
Where are you based?
Our base is Crawley. We work across South East England, London and Scotland.
