Arden homes and the weather

Historic houses like Pollok House (about 1.4 miles north) are a reminder that the area around Arden has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Much of Glasgow is built from red and blond sandstone, and porous sandstone needs a sealant that won’t mark it.

If you look after a building such as St. Paul's High School, the mastic around its windows and doors needs looking after like any other building’s. Historic houses such as Pollok House, about 1.4 miles north, show how far back building around Arden goes. Letting a property close to Kennishead station? Then any sash windows need sound mastic to keep draughts and rain out.

How we handle sand mastic in Arden

We renew sand mastic around sash windows and doors in stone and brick. The old mastic is raked out, and new mastic is applied and shaped by hand. We work on brick reveals, tenement windows and sash and case windows, and common reasons people get in touch are cement or filler used on old window joints that has cracked and mastic that needs renewing before redecorating.

In a Scottish city, many flats have windows two, three or four floors up, where failing mastic is easy to miss. Access is the first thing to plan for a job in Arden.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Crumbling stone or brickwork round the window
  • Sashes that need overhauling
  • Timber that has rotted

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Timber door frames
  • Tenement windows
  • Period & listed homes
  • Sash and case windows
  • Brick reveals
  • Stone surrounds

Questions from Arden

Is Arden in your area for sand mastic?

Yes. Our work covers the whole of Scotland, and Arden is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

I let a flat near Kennishead station. Can you help?

Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

How long does sand mastic take to harden?

Not right away. The skin forms first, and the full set comes later and we will give you an idea for your job.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Are you insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Can sand mastic be painted?

Traditional guidance is not to paint over sand mastic. Ask us before you decorate around it and we’ll advise.

Why it’s worth doing now in Arden

If you are redecorating, renew the mastic first. Painting over failed mastic does not seal it and traditional guidance is to leave the new mastic unpainted. Scottish rain finds any gap around a frame or wall joint, and in Arden, damp can spread through stone and plaster before anyone sees it.

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first.

What you get with us

Take a look at what affects the cost or our reviews.

What affects the cost of sand mastic

The price is agreed before any work begins. It takes into account:

  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint
  • Whether there’s mould to deal with

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • Photos by email, if that is easy
  • Whether it has been sealed before
  • How we’d reach the joints
  • The address or postcode of the job

Asking for a quote is easy: let us know the job and the location. A few pictures by email make the job easier to understand, and we’ll take it from there.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Don’t run silicone over sand mastic
  • Ask a joiner to look at soft timber first
  • Go gently near the mastic when preparing windows
  • Sort the mastic before the decorators arrive

Leave the new mastic unpainted, which is the traditional advice. Ask us before any decorating around it.

Good mastic helps keep the frame dry. Failed mastic lets water reach the timber and timber that stays wet can rot.

How the visit works

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours per window, depending on the condition of the joints. For a tenement in Arden, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Move anything stored near the joints
  • For indoor joints, keep the area dry beforehand if you can

Advice

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
