DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Sand mastic in Cowglen

Sand mastic doesn’t last for ever and gaps open up round the frame. Renewing it closes the gap and tidies the surround. If you are dealing with gaps where the frame meets the masonry and tired mastic found when preparing windows for paint, we can put it right, whatever the surface.

Tenement flats in Scotland’s cities often have windows high above the street, so the mastic outside can go unchecked for years. For a flat in Cowglen, access is the first thing to plan.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Surface by surface

Tenement and terrace windows

Rows of sash windows on tenements and terraces often need renewing together. We work on single windows or whole elevations.

Sash and case windows

A sash window’s box frame sits in the masonry opening. The gap round it is pointed with sand mastic.

When it isn’t the sealant

In fairness, there are a few things sealant will not fix:

  • Sashes that rattle, stick or won’t open
  • Decayed frames that need repair
  • Decisions on consent for listed homes

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Stone surrounds
  • Sash and case windows
  • Brick reveals
  • Timber door frames
  • Tenement windows
  • Period & listed homes

The process

The work is kept neat and contained to the area we are working on. The job normally takes anything from a few hours to a full day, depending on how many windows, and we tell you how long to leave it before we go. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Cowglen, tell us the floor, how the door entry system works and where we can park nearby.

  1. We start by checking each surround and agreeing the joints to renew.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us if parking is tricky
  • Let us know about stairs, lifts or work at height

Advice

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured for the work.

Do you need sand mastic in Cowglen?

Sand mastic slowly weathers. It dries out, cracks and loses its grip on the stone or timber.

The most common problems we see are:

  • Old cement repairs round a window that have failed
  • Silicone on a period window that looks wrong
  • Failed mastic on an exposed elevation
  • Draughty sash windows at the surround

Letting a property close to Kennishead station? Then any sash windows need sound mastic to keep draughts and rain out.

Questions to ask before booking

  • Who does the work, and how experienced they are
  • How long the guarantee is
  • How long to leave it before use
  • Whether they’re fully insured

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Plan mastic work ahead of painting
  • Look over the window mastic once a year
  • Go gently near the mastic when preparing windows
  • Have rotten timber repaired before new mastic goes in

Look at the mastic when you look over the windows. Catching cracks early keeps repairs small.

Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger as more mastic falls out.

Cowglen questions

Who arranges sealant work on the shared parts of a tenement in Cowglen?

It normally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds don’t.

Do you work for landlords with property near Kennishead station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Can old silicone round a sash window be swapped for sand mastic?

Yes, it’s a common request. All the old silicone is removed first so the mastic beds in well.

Can I choose the sealant colour?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

Are you insured?

Yes. Mr Mastic is fully insured.

Do you work in Cowglen?

Yes. We work in Cowglen and the rest of Glasgow, as part of our work across South East England, London and Scotland. To book, drop us a line at info@mrmastic.co.uk.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

Is the work guaranteed?

All our work has a one-year guarantee.

Frames and glazing around Cowglen

The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, often through a property factor. Windows normally belong to the flat, but the title deeds have the final say. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.

For site and facilities teams at buildings such as St. Paul's High School, the mastic around its windows and doors needs looking after like any other building’s. Historic houses such as Pollok House, about 0.7 miles north-east, show how far back building around Cowglen goes.
