Need remedial sealant in Cowglen?

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Remedial sealant in Cowglen, done properly

Water on the floor does not always mean failed silicone. A cracked tray, a failed shower valve or a leaking waste can look just the same. When the fault is elsewhere, we say so instead of resealing for the sake of it. We work on mouldy bath & shower sealant, botched or over-sealed joints and failed movement joints, and the jobs we see most are movement joints that have split or pulled away and over-sealed joints coming away.

Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath, and that is as true in Cowglen as anywhere in the city.

Your job is guaranteed for a year, as with all our work.

Bathrooms and kitchens in Cowglen

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For landlords with property near Kennishead station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

FAQs for Cowglen

Do you cover Cowglen for remedial sealant?

Yes, Cowglen is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Can a failed shower seal in a tenement flat in Cowglen leak into the flat below?

It can. Tenement floors are normally timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.

Can you strip sealant from an acrylic tray safely?

Yes. We avoid heavy scraping and use the right cleaner for each surface, so the new sealant bonds cleanly.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Do you take out the old sealant first?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

How do I get a quote for remedial sealant in Cowglen?

It depends on the job, so we quote each one individually. To get one, email us at info@mrmastic.co.uk with a short description of the job.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Do you offer different sealant colours?

Yes. Sealants come in white, clear, grey and other colours, and we will agree it with you first.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Plumbing leaks behind walls or under trays
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • A cracked shower tray or bath (that needs repair or replacing)

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Surfaces we seal

  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Expansion joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant

Looking after it afterwards

To keep the joints looking good and working properly:

  • Keep the room well ventilated
  • Do not add new sealant on top of old
  • Keep an eye on the ceiling below the bathroom
  • Don’t wait for a small gap to become a leak

Give the new sealant its full cure time: usually around 24 hours, or as long as we advise.

A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.

Why it’s worth doing now in Cowglen

Mould under a bead can’t be reached by cleaning. Removal is the only way to get at it. In a tenement flat in Cowglen, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Why Cowglen customers choose us

  • Colour agreed with you before we start
  • Experience in homes, commercial sites and hotels
  • We’re fully insured
  • We never seal over old sealant

Take a look at our cost guide or our reviews.

What we’re called out for in Cowglen

A lot of failed joints have been sealed over rather than replaced. New silicone cannot stick to the old bead, so the new layer peels, and damp and mould settle between them.

Look out for any of the following:

  • Leaks that keep coming back after resealing
  • Torn expansion joints
  • Kitchen joints letting water behind the worktop
  • Sealant that came away because the surface wasn’t prepared

If you look after a building such as St. Paul's High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Questions to ask before you book

  • Whether the sealant suits the joint
  • Whether they seal over old material or remove it
  • Which colour the sealant will be
  • Who does the work, and how experienced they are

Choosing a sealant specialist

Surface by surface

Leaking trays & enclosures

Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, including the screen profile and tray edges.

Mouldy bath & shower sealant

Repeat mould usually points to a damp, poorly aired room. We’ll reseal and tell you if extraction looks to be the issue.

How it works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours for most joints, depending on how much old sealant has to come out. Parking in city streets around Cowglen can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you’re told about anything else we found.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about stairs, lifts or work at height
  • On commercial sites, let us know about site rules
