Common problems we fix in Corkerhill

Water gets into small cracks in the mastic and loosens it further. Windows facing the weather tend to go first.

The most common problems we see are:

  • Old cement repairs round a window that have failed
  • Gaps between timber frames and stone or brick
  • Failed mastic on an exposed elevation
  • Modern sealant on a period surround

If you look after a building such as St. Paul's High School, the mastic around its windows and doors needs looking after like any other building’s.

Sand mastic for homes and businesses in Corkerhill

We work across Corkerhill renewing sand mastic on sash windows and doors. Each joint is raked out, prepared and pointed by hand for a neat, traditional finish. Typical jobs include draughts and rain around sash boxes and window mastic to renew ahead of painting, on stone surrounds, brick reveals and tenement windows.

In a Scottish city, many flats have windows two, three or four floors up, so the mastic outside can go unchecked for years. Access is the first thing to plan for a job in Corkerhill.

There’s a 12-month guarantee on every job, large or small.

Work for landlords, hotels and businesses

We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Your questions about sand mastic in Corkerhill

Who arranges sealant work on the shared parts of a tenement in Corkerhill?

Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds don’t, and we can quote for the factor or the owners directly.

Can you do sand mastic in Corkerhill?

Yes. We work across all of Scotland, and Corkerhill is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.

How long does sand mastic take to go off?

A skin forms quite soon, but full hardening takes longer. We will explain what to expect before we leave.

Can I choose the sealant colour?

Normally, yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before work begins.

Do you work for landlords and businesses?

Yes, regularly. Several properties can go on one quote, and between tenancies is a good time for the work.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Corkerhill homes and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. The west of Scotland is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.

In the older streets around St James' (Pollok) Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Letting a property close to Corkerhill station? Then any sash windows need sound mastic to keep draughts and rain out.

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Decayed frames that need repair
  • Sashes that rattle, stick or won’t open
  • Crumbling stone or brickwork round the window

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

  • Tenement windows
  • Period & listed homes

  • Brick reveals

How the job changes by surface

Brick reveals

We rake out the old mastic and pack deep voids before pointing.

Sash and case windows

Sash windows are where we do most sand mastic work. Each joint round the box is raked out and renewed.

What we do, step by step

We keep the work tidy and contained to the joints we are treating, so you can get on with your day. The job normally takes a few hours per window, depending on the condition of the joints, and we explain the cure time before we leave. Inside a flat in Corkerhill, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

Before we arrive

  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us if parking is tricky

Advice

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Inspect the joints round the windows every year or so
  • Clear gutters so water does not pour onto the windows
  • Ask us before painting near the mastic
  • Take care around the mastic when scraping paint

Leave the new mastic alone while it firms up. It forms a skin fairly soon but needs longer to fully harden.

Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger.
