Window mastic near Arden

Window mastic in Arden

Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that cannot move properly, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. If you have old mastic that has gone black or come away and cracked or shrunken mastic around the frame, we can put it right.

Sash and case windows are a feature of older tenements in all four Scottish cities, and plenty still have them. Whether you are in a tenement flat or a house in Arden, the joint between frame and wall is what keeps the weather out.

All of our work is guaranteed for twelve months, in Arden and everywhere else we cover.

How the visit works

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. Expect the work to take a morning for a couple of windows and a door, and we tell you how long to leave it before we go. In a city area like Arden, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Let us know about parking restrictions
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Frames and glazing around Arden

The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

For landlords with property near Kennishead station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Historic houses such as Pollok House, about 1.4 miles north, show how far back building around Arden goes.

Arden is about 2 miles north-west of Giffnock, in Glasgow. Homes, rented property, offices and hotels in Arden can book us for window mastic, old or new, large or small. Every job comes with our 12-month guarantee. Our Glasgow coverage runs to 183 places, and Arden is one of them.

Questions from Arden

Is Arden in your area for window mastic?

Yes. We work across all of Scotland, and Arden is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do you work for landlords with property near Kennishead station?

Yes, we work for letting agents and landlords. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Is the new sealant paintable?

Not normally, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Is the work guaranteed?

Yes. Each job is covered for 12 months.

How long does it take to reseal the windows on a house?

It depends on access, the old mastic and the size of the frames. We’ll tell you how long your job needs when we quote.

Can you seal the gap between the frame and the plaster indoors?

Yes. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Work for landlords, hotels and businesses

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

What we’re called out for in Arden

Sills take more water than any other part of a window, and the ends of the sill, where it meets the wall, are where it gets in. Failed sealant there lets rain into the wall or behind the frame.

Any of these means the joints need attention:

  • Rushed sealant from a window installation
  • Rain getting in at the frame or under the sill
  • Draughty joints inside around the window
  • Mastic that has split away from the wall

Managing a site like St. Paul's High School? Then larger buildings have plenty of frames, and the mastic around each one ages.

What your quote should include

  • The length of the guarantee
  • What preparation is included
  • What happens if the job turns out different
  • Are they insured?

Our hiring checklist

What sealant work cannot fix

New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Damp coming through the wall itself rather than the frame joint
  • Draughts through the window seals rather than the frame
  • A sash or casement that won’t close properly

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Window sills
  • Timber windows & doors
  • Composite doors
  • uPVC windows
  • Patio & French doors
  • Aluminium frames

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Wash the frames with mild soapy water
  • Do not use solvent cleaners on the joint
  • Check the mastic once a year
  • Keep paint and stain on wooden frames in good order

On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.

Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

Why deal with it now?

A quick bead over the top of old mastic looks like an easy fix, but it will not grip old, dirty sealant. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

The cost reflects the work involved, not guesswork. That is why we ask about the job first.

How we quote for window mastic

We don’t publish a price list, because jobs vary so much. What we look at:

  • The amount of work
  • Any working-time requirements on site
  • Mould in or behind the old joints
  • Which sealant suits the joint

Combining jobs into one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

What we need to know

What to tell us when you ask for a quote:

  • The problem you’ve noticed
  • Roughly how big the job is
  • Whether it has been sealed before
  • A few photos by email, if you can
