Fire rated sealant in Arden

About our fire rated sealant in Arden

Deciding which gaps need fire stopping isn’t our role; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. We work on plasterboard & masonry, service penetrations and flats & HMOs, and the jobs we see most are open joints along the top of partitions and seals cut through by electricians, plumbers or data installers.

Scotland has its own building regulations, with their own technical handbooks. For buildings in Arden, fire-rated sealant is installed to the manufacturer’s tested details, and washroom and kitchen sealant is chosen for heavy use.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

Why deal with it now?

If an assessor has flagged gaps, it makes sense to close them before the next review. Getting them done and written up gives you evidence that the item was dealt with. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

When to call us in Arden

Much fire stopping is hidden: in ceiling voids, service risers and behind boxing. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.

People generally contact us after spotting one of these:

  • Damaged fire sealant left by other trades
  • Open gaps behind door architraves
  • Gaps around pipes and cables through fire-resisting walls
  • Ordinary sealant used where a fire-rated product was needed

Schools such as St. Paul's High School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.

Questions to ask before you book

  • Which colour the sealant will be
  • Who does the work, and how experienced they are
  • How hidden problems are handled
  • Whether they seal over old material or remove it

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Arden: your questions answered

Is Arden in your area for fire rated sealant?

Yes. We work across all of Scotland, and Arden is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.

I let a flat near Kennishead station. Can you help?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Do you provide details of the products used?

Yes. We note each location and the product that went in.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

Where do you work from?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

What does intumescent mean?

An intumescent sealant expands when it gets hot, helping close the gap. Intumescent sealants are one kind of fire-rated sealant; which product suits depends on the gap, the substrate and the service.

Is there a guarantee?

Yes: twelve months. If anything isn’t right with the work within the year, let us know and we will sort it.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

For landlords and businesses

For anyone letting property in or around Arden, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

When something else is needed

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Sign-off of the building, which sits with building control or your assessor
  • Deciding what fire stopping a building needs
  • Big openings where sealant alone is not the tested solution

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

The process

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on how many gaps there are. For a tenement in Arden, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Preparing for the visit

  • Mention any sign-in or site rules at work premises

Advice

Surface by surface

Service penetrations

Wherever a service goes through a fire-resisting wall or floor, there’s a gap around it. We seal it with a product tested for that service and gap size.

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. We use a product tested in that kind of wall.
