How the job changes by surface
Kitchen splashbacks
A splashback can be regrouted without touching the worktop. The worktop edge is finished with silicone.
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It can’t fix waterproofing below the tiles.
Regrouting in Arden, done properly
If you’ve been scrubbing grout that won’t come clean, the stain is often in the grout itself. New grout is the fix that lasts and you can pick a different colour while you’re at it. Common call-outs are for dirty, worn grout on a tiled floor and greasy, stained grout behind the hob, on bathroom wall tiles, wet rooms and shower walls.
Arden is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, and steam with nowhere to go is what turns sealant black and grout grey.
All our work is covered by a 12-month guarantee.

FAQs for Arden
Could a leaking bath seal in my Arden flat reach the neighbours below?
Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below, and then the repair involves your neighbours too. It’s worth sorting sealant and grout before it gets that far.
Is Arden in your area for regrouting?
Yes, Arden is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
Are you fully insured?
Yes. We are fully insured, and we have been doing sealant work for more than 20 years.
Which products do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all.
Where are you based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Could my grout be a different colour after regrouting?
Yes, regrouting is the time to do it. Mention the colour you have in mind when you drop us a line at info@mrmastic.co.uk.
Is the work guaranteed?
Every job comes with our one-year guarantee, and we’re fully insured.
DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Common problems we fix in Arden
Some grout fails because it was mixed or laid badly. Grout that was too wet, not packed in or cleaned off too hard can wash out within a few years.
Look out for any of the following:
- Grout stained black or orange that won’t clean
- Gaps where the shower grout has gone
- Greasy, stained grout behind the hob
- Crumbling grout between the tiles
Letting a property close to Kennishead station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again.

How the visit works
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. It usually takes anything from a few hours to a full day, depending on the area. Inside a flat in Arden, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.
- We agree the area to be regrouted and point out any loose tiles.
- We remove the old grout carefully.
- The joints are cleaned out and vacuumed.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.
Getting ready for the visit
- Move anything stored near the joints
- On commercial sites, let us know about site rules
- Mention any parking rules near the property

What regrouting looks like in Arden
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
If you look after a building such as St. Paul's High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Why it’s worth doing now in Arden
Cleaning products may brighten grout for a time, but mould that has got into grout generally comes back. New grout, with silicone in the corners, deals with the cause. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
Doing several joints on one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
