Regrouting for Woodside homes and businesses

What we do, step by step

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, or longer for a fully tiled room. Inside a flat in Woodside, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. The joints are vacuumed and cleaned.
  4. We fill the joints with new grout, then clean the tiles.
  5. The corners and edges get new silicone, because grout there would crack.

Advice

How we handle regrouting in Woodside

Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. After vacuuming, new grout goes in and the tiles are wiped clean, and the corners get fresh silicone. We’re often asked to deal with old grout in a dated colour and greasy, stained grout behind the hob, on shower walls, bathroom wall tiles and tiled floors.

In Scotland’s cities, including the area around Woodside, many older flats had their bathrooms added into small rooms later on. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

What we cannot put right

A few problems are outside what sealant work can do:

  • Loose tiles, which need refixing first
  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Waterproofing that has failed below the tiling

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

What we seal

  • Kitchen splashbacks
  • Tiled floors
  • Shower walls
  • Bathroom wall tiles
  • Wet rooms
  • Bathroom floors

How the job changes by surface

Shower walls

Most regrouting jobs include a shower. Gaps here let water get behind the tiling.

Kitchen splashbacks

Splashback grout picks up grease and cooking stains. Once it’s stained, new grout is often the only fix.

Bathrooms and kitchens in Woodside

Sandstone tenements are a big part of Glasgow’s housing, where most bathrooms sit above another flat. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

Homes close to St Vincent Street Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Charing Cross (Glasgow) station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.

What we’re called out for in Woodside

Hard water and soap leave a film on grout and stick to it. In time the grout under it darkens and breaks down, which is when replacing it makes sense.

These are the problems we’re asked about most:

  • Floor grout that will not come clean
  • Gaps where the shower grout has gone
  • Cracked or crumbling grout lines
  • Good tiles let down by tired grout

For site and facilities teams at buildings such as College of Piping, we reseal washrooms and kitchens in schools and businesses as well as homes.

10 questions to ask before booking

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Common questions in Woodside

Do you take on hotel work around Woodside?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Could a leaking bath seal in my Woodside flat reach the neighbours below?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. Replacing tired sealant early is the simplest way to avoid that.

What information do you need?

Tell us what needs doing and where, plus photos if you have them. If we need more, we will ask.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Do you have insurance?

Yes. We’re fully insured.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we’re using.

Can you quote for more than one area?

Yes. More than one area can go on one quote.

Can you change the grout colour?

Yes. It’s the ideal time to change it. Mention the colour you have in mind when you email us at info@mrmastic.co.uk.

What happens if it’s left?

Once grout cracks, water can get behind the tiling. Left alone, that water can loosen tiles or damage the wall, and then you are looking at retiling. Dealing with it now keeps it small. In a tenement flat in Woodside, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
