Trusted window mastic in Giffnock

What we do, step by step

There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes a morning for a couple of windows and a door for a typical job. A visit in Giffnock needs three things planned: access, parking and where the work is. Outside work depends on the weather, as sealant needs a dry surface.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Move anything stored near the joints

How we handle window mastic in Giffnock

Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and we give a 12-month guarantee on the work. We work on aluminium frames, composite doors and window sills, and the jobs we see most are water coming in at the bottom corners of a door and untidy mastic left by window fitters.

Wind and rain in a Scottish town like Giffnock find any gap around a frame. Frames on the side that takes the weather usually fail first, so it’s worth checking them all.

Each job carries a 12-month guarantee.

Why deal with it now?

Running fresh sealant over the old joint is tempting, but new sealant cannot bond to old, crumbling mastic. It peels before long, and water still gets in behind. The old mastic has to come out. If you live in a flat in Giffnock, failed sealant can send water to the neighbours below, which turns a small job into a bigger one.

What you pay reflects the work, not a rough estimate. That is why we ask about the job first.

Why book with us

  • Homes, businesses and hotels
  • Old sealant always removed completely
  • A choice of colours where the product allows
  • One-year guarantee on every job

How the job changes by surface

Timber windows & doors

Timber moves with moisture as well as heat, so the joint must stay flexible. The paint or stain needs to be sound where the sealant meets it.

Aluminium frames

Aluminium needs a sealant that bonds to coated metal and we avoid acetoxy silicones, which can react with some metals. We use a neutral-cure product.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Draughts through the window seals rather than the frame
  • Broken hinges, locks or handles
  • A failed sealed unit that has misted up

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Aluminium frames
  • uPVC windows
  • Timber windows & doors
  • Window sills
  • Patio & French doors
  • Composite doors

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Avoid harsh chemicals near the mastic
  • Clean frames with a soft cloth and soapy water
  • Do not paint over the silicone
  • Air rooms to keep condensation down around windows

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.

Quotes for window mastic in Giffnock

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • Any working-time requirements on site
  • The number of rooms or windows
  • The old material and how stubborn it is
  • How much there is to do

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

Before you ask for a quote, have a think about:

  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height
  • Photos by email, if that’s easy
  • The type of property

We quote each job on its own, so start by telling us what you need. Simply send an email to info@mrmastic.co.uk and describe the job, and photos are welcome.

What window mastic looks like in Giffnock

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Giffnock is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.

If you live in an older home near Orchardhill Parish Church and Hall, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you let a flat or house near Williamwood station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. For site and facilities teams at buildings such as Hillpark Secondary School, its window and door frames need their mastic kept sound, just like a home’s.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
