Waterfoot homes and the weather

Historic houses like Pollok House (about 4.7 miles north) are a reminder that the area around Waterfoot has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Historic houses such as Pollok House, about 4.7 miles north, show how far back building around Waterfoot goes. Letting a property close to Thorntonhall station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What affects the cost of window mastic

The quote reflects the job in front of us. We look at:

  • The type of sealant required
  • How easy the joints are to reach
  • Any working-time requirements on site
  • Whether there’s mould to deal with

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

What to tell us for a quote

What to tell us when you ask for a quote:

  • What’s wrong with the joints now
  • A few photos by email, if you can
  • Whether it’s a home or a business
  • Access, such as stairs, a lift or height

Asking for a quote is easy: let us know the job and the location and its rough size. Photos by email help us understand the job, and we’ll take it from there.

How the visit works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours for a handful of frames, longer for a whole house, including the tidy-up. Outside jobs in Waterfoot need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We check each frame and agree which ones need doing.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Air rooms to keep condensation down around windows
  • Use gentle cleaners on frames and sealant
  • Repaint timber before it’s bare
  • Walk round the house once a year and look at the joints

A yearly look round the frames is enough. Small splits are simple to catch before they leak.

Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Common problems we fix in Waterfoot

Mastic ages in the weather. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.

The most common problems we see are:

  • Mastic that has split away from the wall
  • Draughty joints inside around the window
  • Damp patches on the reveal after heavy rain
  • A bead that doesn’t match the frame

Schools such as Mearns Castle High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Questions to ask before you book

  • Whether they seal over old material or remove it
  • What insurance they hold
  • Whether you can choose the colour
  • What happens if the job turns out different

How the job changes by surface

Window sills

Masonry sills can have joints where water gets in, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so we pay close attention there.
