What affects the quote in Braehead
Your quote is based on your job. We look at:
- Whether the work is at height
- The product the joint needs
- Whether old sealant or filler has to be cut out
- How many rooms, windows or areas are involved
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.
Helping us quote
Photos by email are helpful but not essential. Try to tell us:
- The rough size of the job
- Access, such as stairs, a lift or height
- If it’s domestic, commercial or a hotel
- Any previous sealing or DIY work
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.
Window mastic in Braehead
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. We work on uPVC windows, composite doors and window sills, and people most often call us about a bead that doesn’t match the frame and black, perished sealant on frames.
Mastic can only go onto a dry joint, so outside work in Braehead depends on the weather. Tell us about access to all the windows and doors, upstairs included.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Braehead questions
Do you work for landlords with property near Thorntonhall station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Do you cover smaller places like Braehead?
Yes. Braehead is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you get sealant to suit coloured frames?
Yes. White, brown, anthracite grey, black and clear sealants are all available, so the joint suits the frame.
Do you work on first-floor windows?
Yes, as long as they can be reached safely. Tell us about access when you get in touch and we’ll plan for it.
Do you guarantee window mastic?
Yes. Our one-year guarantee covers every job.
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that normally means someone at home.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
How long will my window job take?
A handful of frames is a short visit, while a whole house takes longer. We confirm the timing with your quote.

Braehead homes and the weather
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
For landlords with property near Thorntonhall station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Historic houses such as Pollok House, about 4.9 miles north-west, show how far back building around Braehead goes, and older homes nearby need a sealant that suits their walls.

Do you need window mastic in Braehead?
Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar didn’t grip properly, and it lets go sooner than it should.
If you can see any of these, it’s time to have the joints looked at:
- Untidy mastic left by window fitters
- Rain getting in at the frame or under the sill
- Cold air getting in at the frame edge
- Cracked internal joints between frame and plaster
Schools such as Duncanrig Secondary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.
What your quote should include
- What product goes in the joint
- Are they insured?
- Which colour the sealant will be
- What the cure time is
Surface by surface
Composite doors
If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We’ll tell you if that’s what we find.
Patio & French doors
Heavy door frames can move more than windows. The sealant must cope with it without cracking.
How the visit works
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a few frames, or a day or more for a whole house, and the area is left clean. For a place like Braehead, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First we look at every frame and agree the list.
- We remove the old mastic and clean the frame and the wall.
- Deep gaps are filled with backing rod to set the depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Every joint is checked before we leave.
Getting ready for the visit
- Mention any tricky access
- Tell us about any previous sealing or DIY attempts
- Mention any parking rules near the property
Getting a quote
It all starts with a short chat. Describe the problem, the location and the size of the job. Whenever you are ready, email us at info@mrmastic.co.uk.

How to look after the new joints
A little care helps the new joints last. Our advice:
- Don’t use solvent cleaners on the joint
- Walk round the house once a year and look at the joints
- Paint up to the joint, not over it
- Clear any debris from frame drain holes
Silicone can’t generally be painted, so mention any painting plans before we start. We can use a paintable sealant where that matters.
Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.
