Glazing silicone in Braehead, done properly
Conservatory leaks often start at a sealant joint, where glass meets frame or frame meets wall. We trace the leak to the joint and reseal it and tell you plainly if the cause is something else. Typical jobs include leaks from the base of a shower screen and drips on the inside of a conservatory window, across conservatory frames, glass-to-glass joints and rooflights.
Outdoor sealant needs a dry surface, so window work around Braehead is planned around the weather. Tell us about access to all the windows and doors, upstairs included.
We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

What we cannot put right
New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:
- Rotten or badly damaged frames
- A broken pane or roof panel
- Condensation trapped between two panes
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

What we do, step by step
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes anything from an hour or two to most of a day, depending on the size of the job for a typical job. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We start by finding the leak and making sure sealant is the cause.
- The old sealant is removed from the glass and frame without scratching them.
- Surfaces are cleaned with a solvent suited to glass and the frame.
- We apply a neutral-cure glazing silicone and tool it smooth.
- We look over every joint and, where we can, test it with water.
Getting ready for the visit
- Let us know about stairs, lifts or work at height
- Clear the area around the work
- For indoor joints, keep the area dry beforehand if you can

FAQs for Braehead
Is Braehead within the area you cover?
Yes, Braehead is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you work for landlords with property near Thorntonhall station?
Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Is the work guaranteed?
There’s a 12-month guarantee on every job, glazing sealant included.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Do you have insurance?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Will there be a smell?
There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.
When is the sealant fully cured?
It depends on the product and the temperature. We tell you how long to leave it before we go.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
When to call us in Braehead
Shower screen silicone gets wet every day. Mould grows into the bead and the edges begin to peel.
People generally contact us when they notice one of these:
- Mouldy sealant around glass panels
- Sealant that was laid over old silicone and failed
- Water getting into a conservatory at the joints
- Silicone pulling away from the glass
Letting a property close to Thorntonhall station? Then a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.
Questions to ask before you book
- The length of the guarantee
- How long to leave it before use
- What happens if the job turns out different
- Whether they seal over old material or remove it
Leave it or put it right?
If the problem is a misted unit or a broken panel, sealant will not help. We will tell you that rather than seal it anyway and point you to a glazier or roofer. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
The cost reflects the work involved, not guesswork. That is why we ask a few questions first and agree the price before starting.

Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Inspect the sealant on glazing annually
- Clean glass with a mild cleaner and a soft cloth
- Keep scrapers and blades away from the silicone
- Don’t leave a drip for the next storm
Look over the glazing joints every year or so. Spotting a crack early means a simpler fix.
Act on black or lifting silicone early. Peeling silicone lets water in behind and the leak gets worse.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
What glazing silicone looks like in Braehead
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. With historic houses such as Pollok House (about 4.9 miles north-west) nearby, there’s older building stock in the area around Braehead as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
Pollok House, about 4.9 miles north-west, is one of the historic houses in the wider area around Braehead, and older homes nearby need a sealant that suits their walls. Schools such as Duncanrig Secondary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

How the job changes by surface
Rooflights
Rooflights get the full force of the weather. The sealant around the glass and frame wears faster than most.
Glass-to-frame joints
Glass-to-frame joints need a sealant that bonds to both. We use a glazing silicone suited to each.
