How we handle bathroom resealing in Braehead
Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you have water getting behind the kitchen upstand and black mould in the silicone that won’t clean off, we can put it right, on sinks & splashbacks, wet rooms and basins & vanity units alike.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
Whatever the size of the job, you get the same one-year guarantee.

Should I try it myself first?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What bathroom resealing looks like in Braehead
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Rented homes near Thorntonhall station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What we’re called out for in Braehead
Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
Common reasons people contact us are:
- A reseal done over the top of the old bead
- A messy, uneven bead from a previous reseal
- Gaps between the worktop and the wall
- Mouldy sealant that has gone black
For site and facilities teams at buildings such as Duncanrig Secondary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What happens if it’s left?
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Common questions in Braehead
Do you cover smaller places like Braehead?
Yes, Braehead is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you work for landlords with property near Thorntonhall station?
Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Are you ARBOMaster approved?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can I choose the colour of the sealant?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
Can I add another job to the visit?
Of course. Doing several areas at once is normally more efficient.
How long does a bath or shower reseal take?
One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
Is it messy?
We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.
What information do you need?
Let us know what needs doing and where, with pictures by email if possible. We will ask anything else we need to know.
What happens on the day
A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and clear up. It usually takes two to three hours for a typical bath, depending on how much old sealant there is. Outside jobs in Braehead need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Preparing for the visit
- Keep children and pets away from the work area
- Move anything stored near the joints
- Mention any parking rules near the property

When it is not the sealant
A few problems are outside what sealant work can do:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Cracks in the tray itself rather than the joint
- Damage behind the tiles that needs a tiler
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.
Surfaces we seal
- Baths
- Kitchen worktops & upstands
- Wet rooms
- Shower trays & enclosures
- Basins & vanity units
- Sinks & splashbacks
Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Keep an eye on the corners, where splits start
- Do not leave water standing on kitchen joints
- Let new sealant cure fully before it gets wet
- Run the extractor fan during and after every shower
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
