Bathroom resealing for homes and businesses in Hamilton

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Hamilton. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on wet rooms, shower trays & enclosures and sinks & splashbacks, and people most often call us about water getting behind the kitchen upstand and a reseal done over the top of the old bead.

Scottish towns like Hamilton tend to mix older stone-built streets, harled houses and newer estates. Whatever the age of the house, sealant and grout wear out in the end.

Our work is backed for twelve months.

Your questions about bathroom resealing in Hamilton

Is Hamilton in your area for bathroom resealing?

Yes. Our work covers the whole of Scotland, and Hamilton is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Do you work in hotels near Hamilton?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

How long does it take to reseal a bath or shower?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

How do I get a quote for bathroom resealing in Hamilton?

It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Will the old sealant be removed?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.

The process

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a job in Hamilton, tell us where the work is, how to get in and where to park. Outside work depends on the weather, as sealant needs a dry surface.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

How to prepare

  • Clear the area around the work
  • Let us know about parking restrictions
  • For indoor joints, keep the area dry beforehand if you can

What affects the cost of bathroom resealing

You’ll get a clear quote before any work starts. It’s based on:

  • Any mould that needs treating
  • How much there is to do
  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint

The cost depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.

What we cannot put right

To be straight with you, there are a few things sealant won’t fix:

  • Failed grout lines across the wall
  • Tiles that have come away from the wall

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

Why it’s worth doing now in Hamilton

Tired sealant is not a reason to replace a bath or shower. A new bead often brings the whole room back, as long as the fittings themselves are sound. If we find a deeper problem, you will hear it from us. In Hamilton, wind and rain soon get through failed outside joints. Inside, a failed seal around a bath or shower lets water into floors and ceilings.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What you get with us

  • We leave the area clean and tidy
  • A choice of colours where the product allows
  • One-year guarantee on every job

Bathroom resealing in Hamilton: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Hamilton has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Schools such as Earnock High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Hamilton West station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Wipe up water along the back of the worktop
  • Look for lifting corners and small gaps now and then
  • Wait for the cure time we give you
  • Keep bottles off the sealant line

Give the silicone time to cure before it gets wet, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Common problems we fix in Hamilton

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone usually will not clean off.

People generally contact us when they notice one of these:

  • Cracked, shrunken or lifting silicone
  • Water getting behind the kitchen upstand
  • Smears of silicone across the tiles
  • Black spots spreading through the bead

If you live in an older home near Auchingramont Church, walls and floors in older homes can move, and sealant and grout show it first.
