Bathroom resealing across G72: what to expect

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We’re often asked to deal with smears of silicone across the tiles and a reseal done over the top of the old bead, across sinks & splashbacks, wet rooms and kitchen worktops & upstands.

We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. It normally takes two to three hours for a typical bath, depending on how much old sealant there is.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

What you will pay

Bathroom resealing across G72: local notes

From Hamilton, Cambuslang and Blantyre to its smaller places, homes across G72 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including G72.

Cambuslang: Letting a property close to Newton station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Carmyle Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Let new sealant cure fully before it gets wet
  • Clean with a mild bathroom cleaner and a soft cloth
  • Dry the bead with a towel now and then
  • Keep an eye on the corners, where splits start

Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

Why act early?

Sorting it now is quick: the work takes around two hours for one bath or shower, longer for a whole bathroom. Wait for a leak and you may be looking at panels off, drying out and redecorating too.

What your quote should include

  • Who does the work, and how experienced they are
  • Whether you can choose the colour
  • Are they insured?
  • What preparation is included

Honest limits

To be straight with you, there are a few things sealant will not fix:

  • A tray that rocks until it’s re-bedded
  • Water getting in through the grout rather than the sealant
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Why it fails

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

People generally contact us when they notice something like this:

  • Shrunken sealant along the back of a worktop
  • Damp behind the bath or under the tray
  • Black spots spreading through the bead
  • A reseal done over the top of the old bead

FAQs for G72

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Do you remove the old sealant?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

What do you need from me for a quote?

A short description and the location. If we need more, we’ll ask.

Can new silicone go straight over the old?

No, never. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.

Can you quote for more than one area?

Yes. Just list everything you need and you will get one quote.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

What colours of sealant can you use?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.
