About bathroom resealing in G45
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We work on wet rooms, baths and kitchen worktops & upstands, and the jobs we see most are cracked, shrunken or lifting silicone and lumpy, uneven sealant from a DIY attempt.
You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes half a day or less for one room, longer when the kitchen is included in most cases.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
How we quote
Leaving a failed joint normally makes the job bigger, not smaller. If you’re unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Where we work in G45
Across G45, from Croftfoot, Polmadie and Simshill outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Our work covers the whole of Scotland, G45 included. Longer journeys are planned in advance, and outdoor work around the weather.
Castlemilk: If you let a flat or house near Croftfoot station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For site and facilities teams at buildings such as St Margaret Mary's Secondary School, we reseal washrooms and kitchens in schools and businesses as well as homes.
Landlords, agents and businesses in G45
We also work for property managers and facilities teams. We can quote a run of properties together.
If you manage several properties in or around G45, several properties can be quoted together. Send us the addresses and the work at each, and pictures by email help.
Common problems we fix in G45
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone usually won’t clean off.
Keep an eye out for these signs:
- Water escaping at the shower enclosure
- Gaps where the bath or tray has moved
- New sealant laid over old sealant that is now lifting
- Cracked, shrunken or lifting silicone
What affects the quote in G45
For a quick quote, just ask. The main things that affect it are:
- How many areas need sealing
- The number and length of the joints
- Access and height
- How much old sealant there is and how hard it is to remove
Combining jobs into one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
Helping us quote
Before you ask for a quote, have a think about:
- A few pictures by email, if you can
- The rough size of the job
- If someone has resealed it before
- The problem you’ve noticed
Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we will explain what’s involved.
Looking after it afterwards
To keep the joints looking good and working properly:
- Squeegee the walls and tray after use
- Check the joints every few months for splits or lifting
- Wait for the cure time we give you
- Run the extractor fan during and after every shower
Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just email us at info@mrmastic.co.uk.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
Why deal with it now?
Dealing with sealant early is a short job: it takes half a day or less for one room, longer when the kitchen is included. Left until water gets through, the job can grow to lifting panels, drying out and decorating.
What your quote should include
- How the colour is chosen
- How the joint is cleaned and prepared
- What guarantee comes with the work
- Is VAT in the price?
G45 questions
Where do you work from?
Mr Mastic is based in Crawley. We cover G45 and the rest of Glasgow.
Is there any odour?
Some sealants have a smell while they cure. Ventilation helps.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
I rent my home. Can I book you?
Of course. Ask your landlord first, and we can send them the quote if that helps.
What colours of sealant can you use?
There’s a choice: clear, white and colours chosen to suit the room. We can help you pick when we quote.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
