Bathroom resealing in Polmadie, done properly

Across Polmadie, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. Typical jobs include two layers of silicone, both failing and damp behind the bath or under the tray, across wet rooms, sinks & splashbacks and baths.

Polmadie is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What the job involves on each surface

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

Your questions about bathroom resealing in Polmadie

Is Polmadie in your area for bathroom resealing?

Yes. We work across all of Scotland, and Polmadie is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Do you work for landlords with property near Croftfoot station?

Yes. We work for landlords and agents as well as householders. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Do you remove the old sealant?

Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Can you reseal around my kitchen sink and worktop?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Is the work guaranteed?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

Do you have insurance?

Yes. Mr Mastic is fully insured.

How long does it take to reseal a bath or shower?

It takes a morning or an afternoon for most single baths and showers. You will know how long to expect before any work starts.

When it isn’t the sealant

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Loose or hollow tiles, or failed tanking behind them
  • Cracked or missing grout between tiles (that’s regrouting)

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

What we seal

  • Wet rooms
  • Baths
  • Basins & vanity units
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Sinks & splashbacks

When to call us in Polmadie

The wrong product fails fast. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

Most people get in touch after spotting one of these:

  • A messy, uneven bead from a previous reseal
  • Splits where the tray meets the wall
  • Two layers of silicone, both failing
  • Shrunken sealant along the back of a worktop

For site and facilities teams at buildings such as St Margaret Mary's Secondary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

What your quote should include

  • How the colour is chosen
  • What happens if the job turns out different
  • How the joint is cleaned and prepared
  • What product goes in the joint

Bathroom resealing in Polmadie: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Sandstone tenements are a big part of Glasgow’s housing, where most bathrooms sit above another flat.

For landlords with property near Croftfoot station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Why deal with it now?

The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last. Scottish rain finds any gap around a frame or wall joint, and in Polmadie, damp can spread through stone and plaster before anyone sees it.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Why book with us

  • Colour picked to suit the job
  • Trusted Arbo and Everbuild sealants
  • Every job guaranteed for a year
  • Any old sealant cut out fully, not covered over

Take a look at how sealant jobs are priced or customer reviews.

What we do, step by step

We work through the job in order: protect, prepare, seal, tidy. Typically it takes two to three hours for a typical bath, depending on how much old sealant there is, and the area is left clean. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Polmadie, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First the area is protected and every bit of old sealant removed.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, usually around 24 hours.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Plan for the work area to be out of bounds to pets and children
  • Mention any leaks or damp you’ve noticed
