Bathroom resealing across G73: what to expect
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. Typical jobs include black spots spreading through the bead and a reseal done over the top of the old bead, on basins & vanity units, sinks & splashbacks and wet rooms.
At the end, we look at the finished work together. The visit itself normally takes a couple of hours for a single bath or shower, depending on how much there is to do.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Bathroom resealing across G73: local notes
From Cambuslang, Rutherglen and Eastfield to its smaller places, homes across G73 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. G73 is part of the area we cover across Scotland.
Rutherglen: If you let a flat or house near Rutherglen station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Stonelaw High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
DIY versus a professional finish
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
How we quote for bathroom resealing
We don’t publish a price list, because jobs vary so much. What we look at:
- The type of sealant required
- When we can work, for business premises
- The number and length of the joints
- Whether the work is at height
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.
Asking for a quote
Photos help, but a description is a good start. Try to tell us:
- Any access issues, like height or stairs
- Pictures of the joints, sent by email
- The address or postcode of the job
- How many joints, rooms or windows are involved
Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will talk you through the work.
Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Never pick at the silicone with a blade
- Clean with a mild bathroom cleaner and a soft cloth
- Dry worktop joints after washing up
- Squeegee the walls and tray after use
In a kitchen, don’t let water sit along the back of the worktop. A dry joint lasts longer.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
Landlord and commercial work in G73
Letting agents and landlords in G73 can book us as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
Hotels need rooms back in use, so we plan the work room by room. We have worked in hotels as well as homes and businesses.
Honest limits
To be straight with you, there are a few things sealant won’t fix:
- Tiles that have come away from the wall
- Water getting in through the grout rather than the sealant
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Common questions in G73
Do you remove the old sealant?
Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.
Will you leave a mess?
We keep the work tidy. Nearby surfaces are protected.
Where is Mr Mastic based?
We work from Crawley. Our applicators cover G73.
How long before the new sealant can get wet?
We give you the cure time before we leave, and it’s generally around 24 hours. Getting it wet too early can spoil the new joint.
Do you reseal kitchen worktops and sinks too?
Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that generally means someone at home.
What do you need from me for a quote?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.
