Springhall questions
I let a flat near Burnside station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Is Springhall within the area you cover?
Yes, Springhall is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator.
What should I tell you?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.
Can you just seal over the old silicone?
No. New silicone will not bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.
Are you insured?
Yes. We are fully insured, and we have been doing sealant work for more than 20 years.
Where do you work from?
Mr Mastic is based in Crawley. We cover Springhall and the rest of South Lanarkshire, along with the rest of our area.
Do you reseal kitchen worktops and sinks too?
Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.
Bathroom resealing in Springhall, done properly
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on baths, sinks & splashbacks and basins & vanity units, and people most often call us about black spots spreading through the bead and new sealant laid over old sealant that is now lifting.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
Our work is backed for twelve months.

Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Why it’s worth doing now in Springhall
Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If we find a deeper problem, you will hear it from us. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Looking after it afterwards
To keep the joints looking good and working properly:
- Let new sealant cure fully before it gets wet
- Keep an eye on the corners, where splits start
- Keep bottles off the sealant line
- Keep the fan on for a while after bathing
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.
What sealant work cannot fix
We will not take on work that will not last, so these are the limits:
- Movement from a bath with loose feet or no proper support
- Tiles that have come away from the wall
- A cracked shower tray or bath (that needs repair or replacement)
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

What affects the cost of bathroom resealing
Every job gets its own quote. These are the things that affect it:
- How much old sealant there is and how hard it is to remove
- Whether there’s mould to deal with
- The product the joint needs
- How many rooms, windows or areas are involved
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.
Asking for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Access, such as stairs, a lift or height
- The problem you’ve noticed
- The type of property
- A few photos by email, if you can
We quote each job on its own, so start by telling us what you need. Simply send an email to info@mrmastic.co.uk and describe the job.
Surface by surface
Wet rooms
Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.
What bathroom resealing looks like in Springhall
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For an older house near a landmark such as Trinity Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Burnside station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as Cathkin High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

What happens on the day
When we arrive, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a place like Springhall, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by protecting the area and stripping out the old bead.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, generally after around 24 hours.
How to prepare
- Let us know if you’ve seen damp or leaks
- Tell us about any previous sealing or DIY attempts
- Mention any sign-in or site rules at work premises
