Bathroom resealing in Cathkin

About our bathroom resealing in Cathkin

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Cathkin. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. If you have water getting behind the bath panel and two layers of silicone, both failing, we can help.

Bathrooms in smaller places like Cathkin work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Our work is backed for twelve months.

Why act early in Cathkin

A quick bead over the top of the old one might look better for a while, but it will not bond. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. In a place like Cathkin, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start.

Why us?

  • We leave the area clean and tidy
  • You choose the colour before work begins
  • Domestic, commercial and hotel work

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Check the joints every few months for splits or lifting
  • Keep bottles off the sealant line
  • Never pick at the silicone with a blade
  • Dry worktop joints after washing up

Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.

Cathkin homes and their sealant

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

Managing a site like Fernhill School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • A tray that rocks until it’s re-bedded
  • Damage behind the tiles that needs a tiler
  • Water coming from the plumbing rather than the joint

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

Signs you need bathroom resealing in Cathkin

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

Any of these means the joints need attention:

  • Black mould in the silicone that won’t clean off
  • Sealant that has split, shrunk or peeled away
  • Water getting behind the bath panel
  • New sealant laid over old sealant that is now lifting

If you let a flat or house near Burnside station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Questions to ask before you book

  • How the surfaces are prepared before sealing
  • Whether VAT is included
  • How long the guarantee is
  • Is the old sealant removed completely?

10 questions to ask before booking

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

How it works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a morning or an afternoon for most single baths and showers from start to finish. Outdoor work around Cathkin depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water can’t sit on it.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
