Glazing silicone in Rutherglen
Glazing silicone is a maintenance item. Sun, rain and movement wear it down and cracked joints let water in. Renewing it keeps glazing joints doing their job. Common call-outs are for glass-to-glass joints that have split and conservatory leaks at frame and glazing joints, across glass balustrade bases, shower screens and conservatory frames.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Every job is covered by a 12-month guarantee.

Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.
Frames and glazing around Rutherglen
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Historic houses like Provand's Lordship (about 2.9 miles north) are a reminder that the area around Rutherglen has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
Homes close to Stonelaw Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. Managing a site like Stonelaw High School? Then the mastic around its windows and doors needs looking after like any other building’s.

The process
A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. Most jobs take a few hours, depending on how many joints need doing. Outdoor work around Rutherglen depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We trace the leak and confirm it’s a sealant joint.
- The failed silicone is cut out without marking the glass or frame.
- We clean the glass and frame so the new silicone bonds.
- We lay the new bead and tool it smooth.
- Each joint is checked and, where possible, water-tested.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Tell us if parking is tricky
- Mention any tricky access

Related advice
What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Leaks from the roof covering or flashing (a roofer’s job)
- Rotten or badly damaged frames
- Glass that needs replacing
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.
Surfaces we seal
- Glass balustrade bases
- Glass-to-frame joints
- Shower screens
- Conservatory frames

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Different surfaces, different methods
Glass balustrade bases
The base of a glass balustrade is generally sealed. Failed sealant there lets water collect.
Glass-to-frame joints
The sealant must stick to glass and frame alike. We use a glazing silicone suited to each.

Common problems we fix in Rutherglen
Some conservatory leaks are not sealant at all: broken panels, roof problems and blocked gutters can all let water in. That’s why we trace the leak first.
Any of these means the joints need attention:
- Split or lifting silicone on glass
- Mouldy sealant around glass panels
- Cracked silicone between glass panels
- Water tracking down the inner face of the glass
If you let a flat or house near Rutherglen station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.
