Sand mastic in Rutherglen: local notes

With historic houses such as Provand's Lordship (about 2.9 miles north) nearby, there’s older building stock in the area around Rutherglen as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Rutherglen is in the west of Scotland, which is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.

Managing a site like Stonelaw High School? Then its window and door frames need their mastic kept sound, just like a home’s. In the older streets around Stonelaw Parish Church, the joint between an old wall and a newer frame is normally the first place rain gets in. If you let a flat or house near Rutherglen station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

About our sand mastic in Rutherglen

Fresh sand mastic forms a skin quite soon but full hardening takes longer. Traditional guidance is not to paint over it, so ask us before you decorate. We work on sash and case windows, tenement windows and brick reveals, and common reasons people get in touch are wind and rain getting in round a sash window and window mastic to renew ahead of painting.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

When it isn’t the sealant

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Damaged stone surrounds
  • Decayed frames that need repair
  • Planning or listed building consent (your local planning authority decides)

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

FAQs for Rutherglen

Is Rutherglen in your area for sand mastic?

Yes. We work across all of Scotland, and Rutherglen is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Can you help a landlord with a rental near Rutherglen station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Can I add another job to the visit?

Yes. Just list everything you need and we will quote it together.

Can you seal over the old sealant?

No. The old sealant always comes out first, so the new joint bonds to clean surfaces.

How long does the job take?

As a guide, most jobs take a few hours per window, depending on the condition of the joints. Bigger jobs take longer, and we will say how long yours will take.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.

What exactly is sand mastic?

It’s a mix of sand and a linseed-oil-based binder. It’s applied by hand and finished to sit neatly against the masonry.

Surface by surface

Tenement and terrace windows

Rows of sash windows on tenements and terraces often need renewing together. We work on single windows or whole elevations.

Sash and case windows

Sash windows are where we do most sand mastic work. We renew the mastic round each box.

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

What happens on the day

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work starts. Most jobs take a few hours per window, depending on the condition of the joints. Outside jobs in Rutherglen need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We check the window surrounds and agree which joints need renewing.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out first, so the mastic isn’t too thick.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The finish is dressed so it sits neatly against the stone or brick.

Advice

Looking after it afterwards

So the new joints stay in good condition:

  • Check the mastic when you check the paintwork
  • Ask the planning authority about consent for listed or conservation-area homes
  • Make sure water runs off the sill
  • Do not paint over the new mastic

Do not run silicone over the new mastic. If anything cracks, get it looked at before trying a quick fix.

Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry so early renewal protects both.

Quotes for sand mastic in Rutherglen

Your quote is based on your job. We look at:

  • How much there is to do
  • The product the joint needs
  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

What we need to know

What to tell us when you ask for a quote:

  • If someone has resealed it before
  • The problem you’ve noticed
  • The address or postcode of the job
  • Access, such as stairs, a lift or height

We don’t publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To arrange one, drop us a line at info@mrmastic.co.uk.

Why deal with it now?

Before painting the windows, it pays to renew the mastic. Painting over failed mastic does not seal it and traditional guidance is to leave the new mastic unpainted. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and send you a clear quote before work begins.
