About our sand mastic in Blantyre
We renew sand mastic around sash windows and doors set in stone or brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. We work on sash and case windows, brick reveals and tenement windows, and people most often call us about tired mastic found when preparing windows for paint and wind and rain getting in round a sash window.
Harled walls are common in Scottish towns like Blantyre, and sealing a frame against rough harling takes a sealant that grips and moves. A thin bead that hasn’t been worked into the surface soon lets water behind it.
All our work is covered by our one-year guarantee.

Questions from Blantyre
Is there a guarantee on sand mastic in Blantyre?
All our work, in Blantyre and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
I let a flat near Blantyre station. Can you help?
Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Do you offer different sealant colours?
Most of the time, yes. We’ll explain which colours are available and agree one before any work starts.
Are you fully insured?
Yes. We’re fully insured.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
How long does sand mastic take to harden?
Not straight away. It skins first and hardens fully later, and we’ll tell you what to expect.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
What happens on the day
When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. The work usually takes a few hours per window, depending on the condition of the joints. A visit in Blantyre needs three things planned: access, parking and where the work is. Outside work depends on the weather, as sealant needs a dry surface.
- We start by checking each surround and agreeing the joints to renew.
- Old, loose mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic isn’t too thick.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- We dress the surface so it sits neatly against the masonry.
How to prepare
- Try not to wet indoor joints just before the visit
- Mention any leaks or damp you’ve noticed
- Keep children and pets away from the work area
How to get a quote

Advice
Surface by surface
Sash and case windows
On a sash window, the mastic joint shows on the outside, so a neat, even finish matters.
Stone surrounds
The stone is treated with care while raking out the old mastic.
Why it’s worth doing now in Blantyre
Replacing sash windows is a big decision for a period home, and in listed buildings it may need consent. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. In flats with a shared stair in Blantyre, a leak from a failed seal can affect the flat below too, and that’s much harder to put right.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
Why book with us
- Any old sealant cut out fully, not covered over
- Homes, businesses and hotels
- Trusted Arbo and Everbuild sealants
- Neat joints and a tidy finish
DIY versus a professional finish
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
What we can’t put right
To be straight with you, there are a few things sealant will not fix:
- Broken panes
- Sashes that need overhauling
- Decayed frames that need repair
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
Joints and surfaces we work on
- Timber door frames
- Sash and case windows
- Tenement windows
- Brick reveals
- Stone surrounds
- Period & listed homes
Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Ask us before painting near the mastic
- Check the mastic when you check the paintwork
- Renew mastic before redecorating the windows
- Make sure water runs off the sill
Do not run silicone over the new mastic. If you see a crack, ask us to take a look before trying a quick fix.
Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.
Quotes for sand mastic in Blantyre
We don’t publish a price list, because jobs vary so much. What we look at:
- How much old sealant there is and how hard it is to remove
- When we can work, for business premises
- Whether there’s mould to deal with
- The type of sealant required
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.
What we need to know
When you contact us, it’s useful to know:
- Access, such as stairs, a lift or height
- Whether it has been sealed before
- What the problem is, such as mould, gaps, leaks or cracking
- Roughly how big the job is
We quote each job on its own, so the first step is telling us about yours. Simply drop us a line at info@mrmastic.co.uk and describe the job, and pictures are welcome.
Sand mastic in Blantyre: local notes
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Managing a site like Calderside Academy? Then larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Blantyre station? Then any sash windows need sound mastic to keep draughts and rain out.
