High Earnock Sand Mastic
Specialist sand mastic for High Earnock: the right sealant, proper preparation and a neat finish. Call for a quick quote.
- Draughts and rain around sash boxes
- Failed mastic on an exposed elevation
- Window mastic to renew ahead of painting
Why deal with it now?
Before painting the windows, it pays to renew the mastic. Paint over cracked mastic will not stop the gaps and traditional guidance is to leave the new mastic unpainted. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

About our sand mastic in High Earnock
Burnt sand mastic is a traditional material blends with stone and brick surrounds. It’s a good fit for period properties, where modern sealant can look out of place. Common call-outs are for old cement repairs round a window that have failed and mastic that needs renewing before redecorating, on tenement windows, stone surrounds and period & listed homes.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
We stand behind the work with a 12-month guarantee.

Frames and glazing around High Earnock
The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
If you look after a building such as Earnock High School, larger buildings have plenty of frames, and the mastic around each one ages.

How to look after the new joints
To keep the joints looking good and working properly:
- Clear gutters so water doesn’t pour onto the windows
- Go gently near the mastic when preparing windows
- Ask a joiner to look at soft timber first
- Avoid patching sand mastic with silicone
Avoid sealing over the mastic with silicone. If anything cracks, get it looked at rather than patching it.
Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.
High Earnock questions
Is High Earnock in your area for sand mastic?
Yes, High Earnock is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Will you come out to High Earnock?
Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you match the sealant colour?
Yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before we start.
Can old silicone round a sash window be swapped for sand mastic?
Yes, it’s a common request. All the old silicone is removed first so the mastic beds in well.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Can you seal over the old sealant?
No. The old sealant always comes out first, so the new joint bonds to clean surfaces.
Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Where do you work from?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
How it works
There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes anything from a few hours to a full day, depending on how many windows, including the tidy-up. Around High Earnock, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We check each window surround and the condition of the joint.
- The joint is raked out and cleaned.
- Large voids are packed out.
- New sand mastic is applied and shaped by hand.
- We finish the mastic to a tidy line.
Before we arrive
- Mention if the joints have been sealed before
- Mention any leaks or damp you’ve noticed
- Keep pets and children clear of the area while we work

Advice
Signs you need sand mastic in High Earnock
Previous repairs in cement or silicone often trap water or crack away. They do not move with the timber, and they generally need raking out.
The problems people normally mention when they call include:
- Mastic worn away on windows facing the weather
- Silicone on a period window that looks wrong
- Window mastic to renew ahead of painting
- Gaps where the frame meets the masonry
For landlords with property near Hamilton West station, any sash windows need sound mastic to keep draughts and rain out.

What affects the quote in High Earnock
Every job gets its own quote. This is what makes a difference:
- When we can work, for business premises
- The number and length of the joints
- Mould in or behind the old joints
- How many areas need sealing
Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.
Helping us quote
What to tell us when you ask for a quote:
- How many joints, rooms or windows are involved
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
- Pictures of the joints, sent by email
There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.
Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
