Our bathroom resealing service in ML3
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. We’re often asked to deal with black mould in the silicone that won’t clean off and cracked, shrunken or lifting silicone, on wet rooms, baths and basins & vanity units.
On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before we start. Most jobs take a morning or an afternoon for most single baths and showers.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.

Bathrooms and kitchens across ML3
In ML3, bathroom resealing takes in flats, houses, rentals and businesses, in Hamilton, Burnbank and Hillhouse and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Our work covers the whole of Scotland, ML3 included. Journeys are planned ahead, and outside jobs are booked around the forecast.
Hamilton: For an older house near a landmark such as Auchingramont Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Managing a site like Earnock High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Different surfaces, different methods
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that.
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.
Why deal with it now?
You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, as long as the fittings themselves are sound. If we find a deeper problem, you will hear it from us.
What your quote should include
- Who turns up on the day
- Is VAT in the price?
- Which colour the sealant will be
- How long the guarantee is
Landlord and commercial work in ML3
Letting agents and landlords in ML3 can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
What we’re called out for in ML3
Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.
Look out for these signs:
- Sealant that has split, shrunk or peeled away
- Two layers of silicone, both failing
- Smears of silicone across the tiles
- Failed sealant on the screen profile
FAQs for ML3
Can I choose the colour of the sealant?
There’s a choice: clear, white and colours chosen to suit the room. We can help you pick when we quote.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.
Do you do kitchens as well as bathrooms?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
Can you quote for more than one area?
Yes. Just list everything you need and you’ll get one quote.
I rent my home. Can I book you?
Yes. Ask your landlord first, and we can send them the quote if that helps.
Can new silicone go straight over the old?
No. A bead laid over old silicone soon starts to come away, because silicone does not bond to silicone. Every trace of the old bead is removed first.
