Bathroom resealing across G75: what to expect
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across G75. We’re ARBOMaster approved and fully insured, and every job carries our one-year guarantee. We work on sinks & splashbacks, baths and wet rooms, and common reasons people get in touch are damp behind the bath or under the tray and splits where the tray meets the wall.
Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take half a day or less for one room, longer when the kitchen is included.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, usually after around 24 hours.
What affects the price in G75

Mossneuk: Letting a property close to Hairmyres station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as Duncanrig Secondary School, we reseal washrooms and kitchens in schools and businesses as well as homes.
What affects the cost of bathroom resealing
You’ll get a clear quote before we start. It takes into account:
- Any mould that needs treating
- Whether the work is at height
- How many areas need sealing
- When we can work, for business premises
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
What we need to know
There’s no need for technical detail. It helps if you can tell us:
- Access, such as stairs, a lift or height
- The problem you’ve noticed
- Pictures of the joints, sent by email
- If it’s domestic, commercial or a hotel
Getting a quote is simple: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.
Different surfaces, different methods
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.
Wet rooms
Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.
When something else is needed
We won’t take on work that won’t last, so these are the limits:
- A leaking waste, trap or valve
- Water getting in through the grout rather than the sealant
- Movement from a bath with loose feet or no proper support
Landlords, agents and businesses in G75
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Questions from G75
Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Does the resealing come with a guarantee?
Yes, a 12-month guarantee. Good ventilation and gentle cleaning help it last.
Do you do kitchens as well as bathrooms?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Can I choose the colour of the sealant?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.
Do you come to G75?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes G75.
