Bathroom resealing in Greenhills

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on basins & vanity units, sinks & splashbacks and baths, and people most often call us about gaps where the bath or tray has moved and smears of silicone across the tiles.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Why deal with it now?

Tired sealant is not a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If we find a deeper problem, you’ll hear it from us. In a place like Greenhills, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

What we’re called out for in Greenhills

Black mould is behind a lot of resealing. Steamy rooms that don’t dry out keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

Look out for these signs:

  • Gaps where the bath or tray has moved
  • Leaks into the floor or ceiling below
  • Shrunken sealant along the back of a worktop
  • Lumpy, uneven sealant from a DIY attempt

If you look after a building such as Duncanrig Secondary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

What your quote should include

  • What insurance they hold
  • Whether the sealant suits the joint
  • Is the old sealant removed completely?
  • Who turns up on the day

Greenhills homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Look for lifting corners and small gaps now and then
  • Use gentle cleaners on the silicone
  • Wipe up water along the back of the worktop
  • Do not let bottles sit on the bead

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Greenhills questions

Do you work for landlords with property near East Kilbride station?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Is Greenhills in your area for bathroom resealing?

Yes, Greenhills is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

When can I use the bath or shower again?

We give you the cure time before we leave, and it’s usually around 24 hours. Using it sooner can damage the bead.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access.

What colours of sealant can you use?

You’re not limited to white: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

How long does a bath or shower reseal take?

It takes two to three hours for a typical bath, depending on how much old sealant there is. You’ll know how long to expect before any work starts.

When it is not the sealant

Before you book, it’s worth knowing the limits too:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A bath or tray that moves because it isn’t properly supported
  • Failed grout lines across the wall

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

What we seal

  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Basins & vanity units
  • Wet rooms
  • Baths

The process

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take a couple of hours for a single bath or shower. Around Greenhills, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any previous sealing or DIY attempts

Advice

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What affects the cost of bathroom resealing

Call for a quick quote. What matters most is:

  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • How easy the joints are to reach
  • The old material and how stubborn it is

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What we need to know

Before you ask for a quote, have a think about:

  • Photos by email, if that is easy
  • Any previous sealing or DIY work
  • What’s wrong with the joints now
  • The type of property

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
