Bathroom resealing for The Murray homes and businesses

Bathroom resealing in The Murray

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on kitchen worktops & upstands, basins & vanity units and shower trays & enclosures, and the jobs we see most are leaks into the floor or ceiling below and a joint torn by a bath that flexes.

Bathrooms in smaller places like The Murray work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

All our work is covered by our one-year guarantee.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Signs you need bathroom resealing in The Murray

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners don’t help.

The problems people normally mention when they call include:

  • Failed sealant on the screen profile
  • New sealant laid over old sealant that is now lifting
  • Smears of silicone across the tiles
  • Gaps where the bath or tray has moved

For landlords with property near East Kilbride station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What your quote should include

  • Whether the sealant suits the joint
  • Whether all the old sealant comes out first
  • Who turns up on the day
  • How long to leave it before use

10 questions to ask before you book

The process

The work is kept neat and contained to the joints we’re treating. Expect the work to take a morning or an afternoon for most single baths and showers, and we tell you how long to leave it before we go. Around The Murray, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • Mention any tricky access
  • Clear items away from the joints we are working on
  • Try not to wet indoor joints just before the visit

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Keep scourers and sharp tools away from the bead
  • Dry worktop joints after washing up
  • Use gentle cleaners on the silicone
  • Squeegee the walls and tray after use

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What affects the cost of bathroom resealing

The price is agreed before any work begins. It’s based on:

  • How much there is to do
  • Mould in or behind the old joints
  • The old material and how stubborn it is
  • How many areas need sealing

What you pay reflects the work, not a rough estimate. That is why we ask about the job first.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • A few photos by email, if you can
  • Where the job is, and your postcode
  • Whether it has been sealed before
  • What’s wrong with the joints now

If you’re in The Murray and need bathroom resealing, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

Your questions about bathroom resealing in The Murray

Do you cover smaller places like The Murray?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near East Kilbride station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

How do I get a quote for bathroom resealing in The Murray?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before we start.

How long does it take to reseal a bath or shower?

One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.

Can new silicone go straight over the old?

No. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.

Is there any odour?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Does the resealing come with a guarantee?

Yes. We give a 12-month guarantee on every job, and we’re ARBOMaster approved applicators.

Do you have insurance?

Yes. Full insurance covers our work.

Leave it or put it right?

Sorting it now is quick: it takes two to three hours for a typical bath, depending on how much old sealant there is. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What you get with us

  • Anti-fungal silicone where joints get wet
  • Full insurance on every job
  • 12-month guarantee on every job
  • An ARBOMaster approved applicator

What bathroom resealing looks like in The Murray

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you look after a building such as St Andrew's and St Bride's High School, we reseal washrooms and kitchens in schools and businesses as well as homes.
