How we handle floor joint sealing in The Murray
Where skirting is painted, we can use a flexible sealant that takes paint. For bathrooms and kitchens, silicone is usually the better choice, which isn’t made to be painted. If you are dealing with open joints around bathroom floor edges and cracked caulk along skirting in bathrooms and kitchens, we can help, on thresholds, tiled floors and wet room & bathroom floors alike.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
Each job carries a 12-month guarantee, whatever its size.

Different surfaces, different methods
Commercial floors
Commercial washrooms and kitchens have floor joints that get wet constantly. They’re resealed with a flexible, water-resistant sealant.
Concrete floor joints
Open concrete joints chip at the edges when wheels cross them. A sealed joint protects the edges and stops debris collecting.
What we are called out for in The Murray
Timber floors and skirting shrink and swell through the year. Heating dries timber and opens gaps along the skirting, then close again in damper months.
If you can see any of these, it’s time to have the joints looked at:
- Caulk that has cracked where the floor moves
- Rigid edge joints in tiled floors
- Chipped and open joints in warehouse floors
- Tiled floors with no room to move
Schools such as St Andrew's and St Bride's High School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.

Floor joint sealing in The Murray: local notes
Floors around South Lanarkshire run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Common questions in The Murray
Do you cover smaller places like The Murray?
Yes. The Murray is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you help a landlord with a rental near East Kilbride station?
Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
My floor grout keeps cracking in a line. Can you help?
Often, yes, at the edges and along suitable lines. We remove the grout and seal the line with flexible sealant.
Do you work on commercial floors?
Yes. We reseal concrete floor joints in commercial and industrial units. The product is chosen for the traffic the floor takes.
What causes gaps between the floor and skirting?
Normally it’s movement: timber drying in winter, floors settling, or caulk that can’t stretch. A flexible sealant stays closed as the floor moves.
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Can sealant along the skirting be painted?
Where you plan to paint, we do. Silicone in bathrooms and kitchens cannot be painted so mention it when you get a quote.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

How it works
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a few hours, depending on the length of joint. Somewhere like The Murray may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start by checking the floor, the joint and what traffic it takes.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- The joint is tooled neatly and the cure time explained.

How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Keep caulk for dry, still joints only
- Avoid sloshing water against skirting
- Sweep along the edges of the floor
- Get cracks along tile grout lines looked at early
Have a look at the joints once the heating season is over. Small gaps at the ends can be touched up before they spread.
Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges and the floor safer.
