About our bathroom resealing in The Village

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on shower trays & enclosures, basins & vanity units and sinks & splashbacks, and people most often call us about gaps where the bath or tray has moved and black spots spreading through the bead.

A bathroom in a place like The Village gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What we’re called out for in The Village

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

If you can see any of these, it’s time to have the joints looked at:

  • Black spots spreading through the bead
  • Failed sealant on the screen profile
  • Water getting behind the bath panel
  • Shrunken sealant along the back of a worktop

Managing a site like St Andrew's and St Bride's High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

What your quote should include

  • The length of the guarantee
  • What the cure time is
  • How the joint is cleaned and prepared
  • How much experience the applicator has

Choosing a sealant specialist

Why deal with it now?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Doing several joints on one visit is normally more efficient than separate visits. You will get one clear quote for the whole job.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

Quotes for bathroom resealing in The Village

We quote each job individually. These are the things that affect it:

  • The old material and how stubborn it is
  • How easy the joints are to reach
  • When we can work, for business premises
  • Which sealant suits the joint

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

Photos help, but a description is a good start. Please mention:

  • Any previous sealing or DIY work
  • Where the property is
  • Pictures of the joints, sent by email
  • Roughly how big the job is

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

When it is not the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • A leaking waste, trap or valve
  • Cracks in the tray itself rather than the joint
  • Water getting in through the grout rather than the sealant

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

How do I get a quote for bathroom resealing in The Village?

Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.

How long does it take to reseal a bath or shower?

It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.

Is white the only colour available?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

What should I tell you?

A short description and the location, with pictures by email if possible. If we need more, we will ask.

Are you fully insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

The Village homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you let a flat or house near East Kilbride station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

The process

The work is kept neat and contained to the area we are working on, so you can get on with your day. The job usually takes around two hours for one bath or shower, longer for a whole bathroom, and we explain the cure time before we leave. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We protect the area and cut out all of the old sealant.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, normally around 24 hours.

Getting ready for the visit

  • Let us know about stairs, lifts or work at height
  • Keep children and pets away from the work area
  • Tell us if parking is tricky
