Common problems we fix in The Village

Water gets into small cracks in the mastic and loosens it further. Exposed elevations normally fail first.

Most people get in touch when they notice one of these:

  • Old cement repairs round a window that have failed
  • Open joints round the window box
  • Tired mastic found when preparing windows for paint
  • Silicone on a period window that looks wrong

For site and facilities teams at buildings such as St Andrew's and St Bride's High School, its window and door frames need their mastic kept sound, just like a home’s.

Choosing a sealant specialist

Sand mastic in The Village

Sand mastic does not last for ever, leaving gaps round the window. We rake it out and renew it and tidies the surround. We work on sash and case windows, brick reveals and stone surrounds, and common reasons people get in touch are old sand mastic that has cracked, crumbled or fallen out and gaps between timber frames and stone or brick.

Mastic can only go onto a dry joint, so outside work in The Village depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

All of our work is guaranteed for twelve months.

Common questions in The Village

Can you do sand mastic in The Village?

Yes. Our work covers the whole of Scotland, and The Village is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Do you work for landlords with property near East Kilbride station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

What does sand mastic cost?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can sand mastic be painted?

The usual advice is to leave sand mastic unpainted. If you’re redecorating the window, ask us first and we’ll advise.

How the job changes by surface

Period and listed homes

Many older homes were built with sand mastic round the windows. On listed buildings, check with your planning authority first.

Tenement and terrace windows

Rows of sash windows on tenements and terraces often need renewing together. We work on single windows or whole elevations.

The process

On the day, we look over the joints with you first. We protect the surfaces around the joints before any work starts. The work normally takes a few hours per window, depending on the condition of the joints. Outside jobs in The Village need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start by checking each surround and agreeing the joints to renew.
  2. We rake out the old mastic and clean the joint.
  3. Deep voids are packed so the mastic is the right thickness.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Leave it or put it right?

If you are redecorating, renew the mastic first. Paint over cracked mastic will not stop the gaps and traditional guidance is to leave the new mastic unpainted. In a place like The Village, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Frames and glazing around The Village

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
