External & façade joints in The Village, South Lanarkshire
Problem with your movement joints in The Village? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Leaking joints around cladding and façade panels
- Joints with sealant missing in places
- Sealant that has lost its bond to the brick or render
How we handle external mastic in The Village
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product. We work on façade panels, concrete & block and brickwork movement joints, and common reasons people get in touch are old sealant gone brittle and cracked and failed sealant between panels on a façade.
In and around a place like The Village, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.
Every job comes with our one-year guarantee.

Why act early in The Village
An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render around the joint, so the damage spreads beyond the joint. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

Walls and rooflines in The Village
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. The Village is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.
Letting a property close to East Kilbride station? Then outside joints that have cracked can let damp into a rental, so check them between lets. For site and facilities teams at buildings such as St Andrew's and St Bride's High School, larger buildings have long runs of movement joint that eventually need resealing.

How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Avoid pressure-washing directly into sealant joints
- Walk round the building once a year and look at the joints
- Show decorators and builders where the movement joints are
- Have failed joints looked at early
Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.
Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established.

Honest limits
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Adding movement joints to masonry that has none
- Movement that’s more than a sealant joint can take
- Failed render or damaged cladding panels
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

The Village questions
Is The Village in your area for external mastic?
Yes, The Village is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
I let a flat near East Kilbride station. Can you help?
Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Is it messy?
We keep the work tidy. We protect what’s around the joints.
What do you need from me for a quote?
Tell us what needs doing and where, plus pictures if you have them. If we need more, we’ll ask.
Do you seal joints where cladding meets other materials?
Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. The colour is chosen to suit.
Can you seal over the old sealant?
No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
How long does external mastic last?
That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly and renew it when it starts to fail.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
The process
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a handful of joints, longer for a whole elevation. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
Getting ready for the visit
- Tell us if parking is tricky
- Where the joints are inside, avoid wetting them before we arrive
- Clear the area around the work
How to get a quote
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand.
Advice
Should I try it myself first?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
Quotes for external mastic in The Village
Some jobs are bigger than they look, and some smaller. The main factors:
- The number and length of the joints
- Which sealant suits the joint
- When we can work, for business premises
- Whether the work is at height
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
Helping us quote
To help us quote quickly, let us know:
- If it’s domestic, commercial or a hotel
- Photos by email, if that is easy
- The rough size of the job
- What’s wrong with the joints now
