How we handle window mastic in The Village
The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. We work on composite doors, timber windows & doors and uPVC windows, and the jobs we see most are draughts coming in around windows and doors and rain getting in at the frame or under the sill.
Outdoor sealant needs a dry surface, so window work around The Village is planned around the weather. Let us know about access to every frame, including any upstairs.
There’s a 12-month guarantee on every job, large or small.

What we are called out for in The Village
Sills take more water than any other part of a window, and the ends of the sill, where it meets the wall, are where it gets in. When that sealant fails, water gets into the wall or under the frame.
If you can see any of these, it’s time to have the joints looked at:
- Water coming in at the bottom corners of a door
- Gaps where the sill meets the wall
- Untidy mastic left by window fitters
- Mastic that has split away from the wall
For site and facilities teams at buildings such as St Andrew's and St Bride's High School, its window and door frames need their mastic kept sound, just like a home’s.

What affects the cost of window mastic
The price is agreed before any work begins. It’s based on:
- How many rooms, windows or areas are involved
- Access and height
- Any working-time requirements on site
- Any mould that needs treating
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
What to tell us for a quote
When you call or email, it’s useful to know:
- The type of property
- Where the property is
- Roughly how big the job is
- Access, such as stairs, a lift or height
For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before work begins.
How the visit works
At the end, we look at the finished work together. The work normally takes a few hours for a few frames, or a day or more for a whole house, depending on the size of the job. Outside jobs in The Village need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away.
- Frame and wall are cleaned and must be dry before sealing.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
How to prepare
- For business premises, tell us about site rules or sign-in
- Mention if the joints have been sealed before
- Clear the area around the work

Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Ventilate rooms so frames don’t stay wet inside
- Walk round the house once a year and look at the joints
- Keep paint off silicone joints
- Wash the frames with mild soapy water
Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early.
A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.
DIY versus a professional finish
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

How the job changes by surface
Composite doors
Front doors take the weather head on, and the top and bottom corners tend to fail first. Those corners get the most care.
Patio & French doors
The joints around patio doors run a long way, top, sides and threshold. Most leaks start at the bottom corners, so they get particular care.
What happens if it’s left?
Failed mastic isn’t a reason to replace sound windows. If the frames and glass are in good order, resealing the joints is often all that is needed. Problems with the glass or gaskets are for a window company, and we will say so. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Questions from The Village
Is The Village in your area for window mastic?
Yes. Our work covers the whole of Scotland, and The Village is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Will you come out to The Village?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
How long should I leave it?
Cure times vary by product. Before we leave, we will tell you the cure time.
How many windows can you do in a day?
The work takes a few hours for a handful of frames, longer for a whole house. Access and the amount of old mastic make the biggest difference.
Is the work guaranteed?
Yes. Every job comes with our 12-month guarantee, and we’re fully insured.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
What do you put in the joint?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Do you do commercial work?
Yes. We have worked for hotels, offices and other businesses.
The Village homes and the weather
Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
Rented homes near East Kilbride station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
