  • Cracked brickwork or render that needs a builder or plasterer
  • Loose or hollow render, which needs re-rendering

About our external mastic in West Mains

Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a colour to suit. We’re often asked to deal with weeds or debris growing in open joints and gaps where render, brick and frames meet, on concrete & block, copings & trims and façade panels.

In and around a place like West Mains, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

A 12-month guarantee comes as standard, so you’re covered after we have gone.

Landlord and commercial work in West Mains

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Your questions about external mastic in West Mains

I let a flat near East Kilbride station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Do you cover West Mains for external mastic?

Yes. Our work covers the whole of Scotland, and West Mains is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Do you seal joints where cladding meets other materials?

Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides, primed where needed.

Is there a guarantee?

Yes. All our work carries our 12-month guarantee.

How do you reach high-level joints?

It depends on the building. Tell us the height, the number of joints and what’s below them.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Are you insured?

Yes. Full insurance covers our work.

How we quote for external mastic

Every job gets its own quote. This is what makes a difference:

  • How many areas need sealing
  • Working hours on commercial sites
  • Mould in or behind the old joints
  • How much there is to do

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • Access, such as stairs, a lift or height
  • The problem you’ve noticed
  • A few pictures by email, if you can
  • If it’s domestic, commercial or a hotel

Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job, and we will take it from there.

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Outside joints around West Mains

Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you live in an older home near West Kirk, old and new materials meet at the roofline and walls, which is where sealant earns its keep. For landlords with property near East Kilbride station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What happens on the day

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a handful of joints, longer for a whole elevation. Around West Mains, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Clear items away from the joints we are working on
  • Mention any parking rules near the property
  • Tell us about any previous sealing or DIY attempts

Advice

Different surfaces, different methods

Render joints

Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out and protects the render itself.

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.

Do you need external mastic in West Mains?

UV, rain and frost all age exterior sealant. Over the years it hardens, cracks on the surface and loses its give, so the joint eventually tears or comes away from one side.

Look out for any of the following:

  • Cracked joints where brick meets render or frames
  • Weeds or debris growing in open joints
  • Movement joints with cracked, split or missing sealant
  • Failed sealant between panels on a façade

If you look after a building such as St Andrew's and St Bride's High School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
