Bathroom resealing for East Mains homes and businesses

About our bathroom resealing in East Mains

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We work on kitchen worktops & upstands, sinks & splashbacks and basins & vanity units, and people most often call us about sealant that has split, shrunk or peeled away and shrunken sealant along the back of a worktop.

For a place like East Mains, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

A one-year guarantee comes as standard, so you’re covered after we’ve gone.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Dry the bead with a towel now and then
  • Give the silicone its full cure time
  • Don’t leave water standing on kitchen joints
  • Move toiletries away from the joint

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

What affects the cost of bathroom resealing

Your quote is based on your job. We take into account:

  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved
  • The product the joint needs

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Any previous sealing or DIY work
  • Photos by email, if that’s easy
  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

Landlord and commercial work in East Mains

We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

What sealant work can’t fix

It helps to know what we can’t do too:

  • A tray that rocks until it’s re-bedded
  • A tray or bath that’s cracked through
  • Failed grout lines across the wall

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

East Mains questions

Do you cover smaller places like East Mains?

Yes, East Mains is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover East Mains for bathroom resealing?

Yes. We work across all of Scotland, and East Mains is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

I’m a tenant. Can you help?

Of course. Check with your landlord; we can send the quote to them too.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Can mouldy silicone be sorted out?

Yes. Once mould has grown into the silicone, it normally cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

How long does a bath or shower reseal take?

Allow half a day or less for one room, longer when the kitchen is included. We will confirm how long your job needs when we quote.

Can new silicone go straight over the old?

No. Fresh silicone cannot stick to the old bead, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

Do you have insurance?

Yes. We’re fully insured.

Signs you need bathroom resealing in East Mains

Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, so its life depends on how the room is used, cleaned and aired.

Look out for any of the following:

  • Leaking joints on a shower screen
  • Damp behind the bath or under the tray
  • New sealant laid over old sealant that is now lifting
  • Black mould in the silicone that will not clean off

Rented homes near East Kilbride station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Before you book anyone

  • What insurance they hold
  • What happens if they find a problem under the old sealant
  • Who turns up on the day

How the visit works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a morning or an afternoon for most single baths and showers. Outdoor work around East Mains depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Before we arrive

  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive
  • For business premises, tell us about site rules or sign-in

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Bathrooms and kitchens in East Mains

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you look after a building such as St Andrew's and St Bride's High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
