Whitehills: your questions answered
Do you work for landlords with property near East Kilbride station?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
Can you do bathroom resealing in Whitehills?
Yes. We work across all of Scotland, and Whitehills is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
What does bathroom resealing cost?
Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
Should I try DIY first?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Can you work on commercial sites?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and you’ll get one quote.
Bathroom resealing in Whitehills
Across Whitehills, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. If you are dealing with water escaping at the shower enclosure and water getting behind the bath panel, we can help, on kitchen worktops & upstands, wet rooms and sinks & splashbacks alike.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
A 12-month guarantee comes as standard.

How the visit works
When we arrive, we start by going over the job with you. Surfaces next to the work are protected before any work starts. Most jobs take a morning or an afternoon for most single baths and showers. Around Whitehills, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Before we arrive
- Mention any tricky access
- Move anything stored near the joints
- Let us know about earlier repairs to the joints

Advice
Landlords, agents and businesses in Whitehills
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.
What we cannot put right
Some problems need a builder, plumber or other trade rather than us:
- Water getting in through the grout rather than the sealant
- Cracks in the tray itself rather than the joint
- Tiles that have come away from the wall
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.
What we seal
- Shower trays & enclosures
- Wet rooms
- Sinks & splashbacks
- Kitchen worktops & upstands
- Basins & vanity units
- Baths
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Run the extractor fan during and after every shower
- Give the silicone its full cure time
- Move toiletries away from the joint
- Use gentle cleaners on the silicone
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Can I do it myself?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
How the job changes by surface
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.
What affects the quote in Whitehills
Jobs vary more than people expect. The main factors:
- How many areas need sealing
- The amount of work
- Whether old sealant or filler has to be cut out
- Any mould that needs treating
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
Helping us quote
You do not need to know the technical terms. Just tell us:
- Whether it has been sealed before
- Any access issues, like height or stairs
- What the problem is, such as mould, gaps, leaks or cracking
- The address or postcode of the job
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.
Whitehills homes and their sealant
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
If you let a flat or house near East Kilbride station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Duncanrig Secondary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
