Regrouting near Greenhills

Regrouting in Greenhills, done properly

Regrouting is generally paired with resealing. Grout is for the joints between tiles, but corners and edges move, so they need flexible silicone instead. Renewing both together means nothing is left half-done. If you have grout that makes sound tiles look old and greasy, stained grout behind the hob, we can put it right, whatever the surface.

For a place like Greenhills, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

What regrouting looks like in Greenhills

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Rented homes near East Kilbride station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right. Schools such as Duncanrig Secondary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Greenhills is about 1 mile south of East Kilbride, in South Lanarkshire. Greenhills questions

Do you work for landlords with property near East Kilbride station?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is Greenhills in your area for regrouting?

Yes, Greenhills is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Where is Mr Mastic based?

We work from Crawley. We cover Greenhills and the rest of South Lanarkshire, along with the rest of our area.

Is regrouting a chance to pick a new grout colour?

Yes. Because the old grout is raked out, the new colour goes all the way into the joint, not just the surface.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Will there be a smell?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.

What if some of my tiles are loose?

Loose tiles need refixing before regrouting. We will show you which ones before any grout comes out.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

What sealant work can’t fix

To be straight with you, there are a few things sealant won’t fix:

  • Waterproofing that has failed below the tiling
  • Leaks from pipes, valves or wastes (a plumber’s job)
  • A structure that flexes behind the tiles

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Bathroom floors
  • Bathroom wall tiles
  • Shower walls
  • Kitchen splashbacks
  • Wet rooms
  • Tiled floors

What affects the cost of regrouting

You’ll get a clear quote before work begins. It takes into account:

  • The size of the job
  • Access and height
  • The product the joint needs
  • Any working-time requirements on site

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • Roughly how big the job is
  • Whether it’s a home or a business
  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will talk you through the work before giving you a price.

How the job changes by surface

Bathroom floors

Grout on a floor is walked on as well as wetted. It gets worn and dirty.

Bathroom wall tiles

Whole bathroom walls can be regrouted in one visit or more, depending on the area. You can change the colour at the same time.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Do not use strong acidic cleaners on grout
  • Run the extractor fan during and after a shower
  • Use a soft brush rather than a wire one
  • Use a squeegee on the tiles after showering

Clean the grout with a mild bathroom cleaner with a soft brush. Avoid neat bleach and strong acid descalers because they wear grout away.

Stains that will not clean are a sign the grout is breaking down. Regrouting at this stage is straightforward while the tiles are still sound.

How it works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes a few hours for a shower enclosure, longer for a whole room, depending on the size of the job. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First we agree what’s being done and flag any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. Internal corners and edges are resealed.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Mention any parking rules near the property
  • Move anything stored near the joints

Advice

Why it’s worth doing now in Greenhills

With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. If the tiles are sound, regrouting is the simpler fix. Around Greenhills, water from a failed joint in an older stone home can soak into timber and plaster.

Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear price for the lot.
