Our bathroom resealing service in ML1

It is not only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Typical jobs include a messy, uneven bead from a previous reseal and shrunken sealant along the back of a worktop, across sinks & splashbacks, shower trays & enclosures and basins & vanity units.

At the end, we look at the finished work together. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on the amount of work.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How we quote

Where we work in ML1

Our bathroom resealing work across ML1 covers homes, rentals and businesses, from Motherwell, Wishaw and Holytown to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.

We work across all of Scotland, from the cities to the islands, and ML1 is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast.

Motherwell: Rented homes near Motherwell station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In the older streets around Dalziel High Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • A bath or tray that moves because it is not properly supported
  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)

What we are called out for in ML1

The wrong product fails fast. Acrylic caulk and general-purpose sealants are not designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

If you can see any of these, it’s time to have the joints looked at:

  • Leaks into the floor or ceiling below
  • Black mould in the silicone that will not clean off
  • Failed sealant on the screen profile
  • Splits where the tray meets the wall

Different surfaces, different methods

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

ML1 questions

Do you work for letting agents?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels in ML1.

Do you come to ML1?

Yes. We cover ML1 and the rest of North Lanarkshire, as part of our work across South East England, London and Scotland. For a quote, drop us a line at info@mrmastic.co.uk.

Can I choose the colour of the sealant?

White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

What does bathroom resealing cost?

It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.

How long does it take to reseal a bath or shower?

It takes two to three hours for a typical bath, depending on how much old sealant there is. We will confirm how long your job needs when we quote.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
