Bathroom resealing in North Motherwell

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you’re dealing with a messy, uneven bead from a previous reseal and splits where the tray meets the wall, we can put it right, whatever the surface.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

All our work is covered by a 12-month guarantee.

Your questions about bathroom resealing in North Motherwell

Can you do bathroom resealing in North Motherwell?

Yes. Our work covers the whole of Scotland, and North Motherwell is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Do you cover smaller places like North Motherwell?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Can you get rid of the black mould in my sealant?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit.

Where is Mr Mastic based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

How long before the new sealant can get wet?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.

Why deal with it now?

Dealing with sealant early is a short job: it takes half a day or less for one room, longer when the kitchen is included. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Look for lifting corners and small gaps now and then
  • Dry the bead with a towel now and then
  • Move toiletries away from the joint
  • Keep scourers and sharp tools away from the bead

Check the sealant now and then. A small split or a corner lifting is easy to spot, so if something does not look right, just drop us a line at info@mrmastic.co.uk.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

How the visit works

We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. The job normally takes a morning or an afternoon for most single baths and showers, and we explain the cure time before we leave. Somewhere like North Motherwell may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by protecting the area and stripping out the old bead.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • Access and height
  • Whether there’s mould to deal with
  • How many areas need sealing
  • The type of sealant required

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

What we need to know

What to tell us when you ask for a quote:

  • The type of property
  • The problem you’ve noticed
  • Whether it has been sealed before
  • Photos by email, if that is easy

For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we will explain what’s involved.

Bathroom resealing in North Motherwell: local notes

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

For site and facilities teams at buildings such as Ladywell Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Motherwell station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What we are called out for in North Motherwell

The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

These are the problems we are asked about most:

  • New sealant laid over old sealant that is now lifting
  • Water escaping at the shower enclosure
  • Smears of silicone across the tiles
  • Water getting behind the bath panel

If you live in an older home near Dalziel North Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Damage behind the tiles that needs a tiler
  • Water coming from the plumbing rather than the joint
  • Cracked or missing grout between tiles (that is regrouting)

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
