About our bathroom resealing in Motherwell
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead isn’t stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. We work on kitchen worktops & upstands, wet rooms and baths, and people most often call us about gaps between the worktop and the wall and failed sealant on the screen profile.
Around Motherwell, we see everything from older flats to family homes on newer estates. In every one, the usual problems are mould in the bead, gaps where things have moved and tired grout.
Big or small, you get the same one-year guarantee.

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Check the joints every few months for splits or lifting
- Dry the bead with a towel now and then
- Stick to a soft cloth and a mild cleaner
- Keep bottles off the sealant line
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
What else we do in Motherwell
DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
A DIY attempt does not rule out a professional job. We cut it out and start again.
How the visit works
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes two to three hours for a typical bath, depending on how much old sealant there is. Parking around Motherwell is rarely difficult, though older streets in the centre can be tight. For flats, mention the shared stair or door entry system.
- We start by protecting the area and stripping out the old bead.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, generally around 24 hours.
Preparing for the visit
- Let us know about stairs, lifts or work at height
- On commercial sites, let us know about site rules
- Try not to wet indoor joints just before the visit

Related advice
For landlords and businesses
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
What bathroom resealing looks like in Motherwell
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
Schools such as Braidhurst High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Dalziel High Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

When something else is needed
It helps to know what we cannot do:
- Water coming from the plumbing rather than the joint
- Movement from a bath with loose feet or no proper support
- Cracked or missing grout between tiles (that’s regrouting)

Do you need bathroom resealing in Motherwell?
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.
Signs it’s time to call us include:
- Gaps where the bath or tray has moved
- Failed sealant on the screen profile
- Smears of silicone across the tiles
- Damp behind the bath or under the tray

What the job involves on each surface
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.
