How we handle window mastic in Motherwell

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and we give a one-year guarantee on the work. If you are dealing with white mastic on grey or black frames and cracked sealant at the sill ends, we can help.

In a town like Motherwell, stone-built older streets usually sit alongside harled houses and newer estates, so windows range from sash and case in older buildings to uPVC on newer homes. Each needs the right sealant against the right wall.

We stand behind the work with a 12-month guarantee.

Windows and doors in Motherwell

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. With historic houses such as Cambusnethan House (about 3.2 miles south-east) nearby, there’s older building stock in the area around Motherwell as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

For site and facilities teams at buildings such as Braidhurst High School, the mastic around its windows and doors needs looking after like any other building’s. In the older streets around Dalziel High Parish Church, the joint between an old wall and a newer frame is normally the first place rain gets in. If you let a flat or house near Motherwell station, renewing tired window mastic between tenants heads off draught and damp complaints.

Motherwell questions

Do you cover Motherwell for window mastic?

Yes, Motherwell is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Is window mastic in Motherwell guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Where do you work from?

We work from Crawley. We cover Motherwell and the rest of North Lanarkshire, along with the rest of our area.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we’re using and why.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.

Can I add another job to the visit?

Yes. More than one area can go on one quote.

How long will my window job take?

Allow a few hours for a handful of frames, longer for a whole house. Access and how stubborn the old mastic is affect the time most.

Do you have sealant for grey or black windows?

Usually, yes. Tell us the frame colour when you get in touch and we will use the nearest match.

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What affects the cost of window mastic

We quote each job individually. These are the things that affect it:

  • Access and height
  • The product the joint needs
  • Mould in or behind the old joints
  • Whether old sealant or filler has to be cut out

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Asking for a quote

When you call or email, these details help:

  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work
  • Where the property is
  • How many joints, rooms or windows are involved

To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear quote before any work starts.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Air rooms to keep condensation down around windows
  • Walk round the house once a year and look at the joints
  • Keep solvents and bleach off the sealant
  • Make sure the drainage slots aren’t blocked

Keep the new mastic undisturbed while it cures, for as long as we advise. Don’t point a pressure washer at the joints.

Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

Why deal with it now?

Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. In Motherwell, wind and rain soon get through failed outside joints. Indoors, failed sealant lets water into floors and ceilings.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why us?

  • White, clear, grey or another colour, product permitting
  • Anti-fungal silicone where joints get wet
  • Full insurance on every job
  • You choose the colour before work begins

What the job involves on each surface

Window sills

Stone and concrete sills have their own joints, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.

Timber windows & doors

Soft or rotten wood cannot be sealed successfully. If we find rot, we’ll tell you before going ahead, as a joiner will need to deal with it.

What we can’t put right

Before you book, it’s worth knowing the limits too:

  • A sash or casement that will not close properly
  • Rotten timber, which needs a joiner first
  • Draughts through the window seals rather than the frame

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Window sills
  • uPVC windows
  • Aluminium frames
  • Patio & French doors
  • Timber windows & doors
  • Composite doors

What we do, step by step

When we arrive, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work starts. Most jobs take a few hours for a few frames, or a day or more for a whole house. A visit in Motherwell needs three things planned: access, parking and where the work is. Outside work depends on the weather, as sealant needs a dry surface.

  1. We check each frame and agree which ones need doing.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. We clear up and check every joint is fully closed.

Preparing for the visit

  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height
  • Let us know if you’ve seen damp or leaks
