Window mastic in Cumbernauld, done properly
A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. If you’re dealing with gaps where the sill meets the wall and whistling draughts around closed windows, we can help, on uPVC windows, timber windows & doors and composite doors alike.
In a town like Cumbernauld, stone-built older streets usually sit alongside harled houses and newer estates, and windows range from older sash and case to modern uPVC. Each needs the right sealant against the right wall.
All our work comes with our 12-month guarantee.

What window mastic looks like in Cumbernauld
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Rented homes near Cumbernauld station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. If you live in an older home near St Mungo's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Schools such as Our Lady's High are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

Common questions in Cumbernauld
Do you cover Cumbernauld for window mastic?
Yes. Our work covers the whole of Scotland, and Cumbernauld is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.
I let a flat near Cumbernauld station. Can you help?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
What does window mastic cost?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Can you match the sealant to my frames?
Generally, yes. Mention the frame colour when you ask for a quote and we’ll match it as closely as we can.
Do you work on first-floor windows?
Yes, as long as they can be reached safely. Tell us about access when you get in touch so we can plan the job.
Where are you based?
We work from Crawley. Our applicators cover Cumbernauld, along with the rest of our area.
Do you seal inside as well as outside?
Yes. Plenty of draughts come through the inside joint as well as the outside, so it can be worth sealing both.
How the visit works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes most of a day for a typical house, less for a few frames, and the area is left clean. A visit in Cumbernauld needs three things planned: access, parking and where the work is. Outside work depends on the weather, as sealant needs a dry surface.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
Getting ready for the visit
- Clear the area around the work
- Let us know about earlier repairs to the joints
- Keep children and pets away from the work area

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
When it isn’t the sealant
We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:
- Broken hinges, locks or handles
- Soft or decayed wood in the frame
- A door that needs adjusting, rehanging or new seals
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Aftercare tips
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Walk round the house once a year and look at the joints
- Keep solvents and bleach off the sealant
- Ventilate rooms so frames don’t stay wet inside
- Avoid blasting the frames with a pressure washer
Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.
Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.
What happens if it’s left?
Redecorating is a good moment to renew the mastic. Fresh joints finish the job neatly. Private landlords in a town like Cumbernauld must keep homes wind and watertight under the Repairing Standard. Sorting failed joints early is easier than dealing with a tenant’s complaint.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

What the job involves on each surface
Window sills
Masonry sills can have joints where water gets in, and the joint under the frame can let rain run behind. We seal those with a sealant suited to masonry.
Aluminium frames
Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones aren’t used, as they can attack some metals. We use a neutral-cure product.
For landlords and businesses
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
