Window mastic in Carbrain, done properly

A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on uPVC windows, window sills and aluminium frames, and common reasons people get in touch are mastic that has split away from the wall and mastic that’s falling out in pieces.

Outdoor sealant needs a dry surface, so window work around Carbrain is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

All our work comes with our 12-month guarantee.

Outdoor mastic being applied where a white frame meets red brickwork, below the fascia and gutter

The process

The work is kept neat and contained to the area we’re working on. The job generally takes a few hours for a handful of frames, longer for a whole house, and we explain the cure time before we leave. Somewhere like Carbrain may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First we look at every frame and agree the list.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

How to prepare

  • Mention if the joints have been sealed before
  • Keep pets and children clear of the area while we work
  • Let us know about stairs, lifts or work at height

Advice

Carbrain questions

Can you help a landlord with a rental near Cumbernauld station?

Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Do you cover smaller places like Carbrain?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Where is Mr Mastic based?

Our base is Crawley. We work across South East England, London and Scotland.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Do you have insurance?

Yes. Full insurance covers our work.

Do you work on first-floor windows?

Generally, yes. We plan safe access before the job.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Is the new sealant paintable?

Most silicone can’t be painted. Let us know beforehand, and we’ll use a paintable product where it suits.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Repaint timber before it’s bare
  • Wash the frames with mild soapy water
  • Make sure the drainage slots aren’t blocked
  • Keep jet washers away from the mastic

Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.

What we can’t put right

New sealant can’t fix everything, and we’ll tell you before any work starts. Sealant won’t put right:

  • Draughts through the window seals rather than the frame
  • A failed sealed unit that has misted up
  • A sash or casement that won’t close properly

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Carbrain homes and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Rented homes near Cumbernauld station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. For an older house near a landmark such as Kildrum Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you look after a building such as Cumbernauld High School, its window and door frames need their mastic kept sound, just like a home’s.

Different surfaces, different methods

uPVC windows

We clean the frame edge carefully so the plastic is not marked, then the new bead is laid against the frame and the wall and tooled smooth.

Composite doors

Draughts round the door leaf normally come from worn seals or adjustment, not the mastic. We seal the frame and let you know about anything else.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

How we quote for window mastic

Jobs vary more than people expect. What affects the quote:

  • The size of the job
  • How many rooms, windows or areas are involved
  • The product the joint needs
  • When we can work, for business premises

A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • The rough size of the job
  • The address or postcode of the job
  • Any access issues, like height or stairs
  • A few photos by email, if you can

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll talk you through the work and send you a clear quote.

Why it’s worth doing now in Carbrain

A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. A reseal is a much smaller job. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll go through it with you.
