Our bathroom resealing service in North Lanarkshire

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on shower trays & enclosures, wet rooms and baths, and people most often call us about sealant that has split, shrunk or peeled away and failed sealant on the screen profile.

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes around two hours for one bath or shower, longer for a whole bathroom from start to finish.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Getting a quote

Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

What’s near Motherwell

Locally, jobs take us to homes and businesses close to Duchess of Hamilton Park, Braidhurst High School and Ladywell Primary School, among other places. You’ll also find The Brandon Works pub (0.5 miles south-west) and Dalziel High Parish Church (0.5 miles south-west). The nearest railway station is Motherwell station, roughly 0.6 miles south-west. Well-known places in the area include North Lanarkshire Heritage Centre (0.7 miles south-west) and Dalzell House (1.7 miles south). Not far away are Baron's Haugh RSPB Reserve and Strathclyde Loch.

Bathrooms and kitchens across North Lanarkshire

Our bathroom resealing work across North Lanarkshire covers homes, rentals and businesses, from Motherwell, Cumbernauld and Coatbridge to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including North Lanarkshire.

Motherwell: If you live in an older home near Dalziel High Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Motherwell station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What we’re called out for in North Lanarkshire

The wrong product fails fast. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

Keep an eye out for any of the following:

  • Water getting behind the bath panel
  • Failed sealant on the screen profile
  • Mouldy sealant that has gone black
  • A bead that has pulled away from the tiles

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Open a window or run the fan so the room dries
  • Avoid abrasive pads on the sealant
  • Keep an eye on the corners, where splits start
  • Wipe up water along the back of the worktop

Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Leave it or put it right?

Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. Water creeps under it and mould follows, so the next person has twice as much to remove.

What affects the quote in North Lanarkshire

We quote each job individually. This is what makes a difference:

  • Which sealant suits the joint
  • How easy the joints are to reach
  • Mould in or behind the old joints
  • Working hours on commercial sites

What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before we start.

Helping us quote

To make quoting easier, please include:

  • Any previous sealing or DIY work
  • Whether it’s a home or a business
  • Roughly how big the job is
  • The address or postcode of the job

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved before giving you a price.

North Lanarkshire: your questions answered

Can I choose the colour of the sealant?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

Do you work for letting agents?

Yes, often. Several properties can be quoted together, and between tenancies is a good time for the work.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover North Lanarkshire, along with the rest of our area.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we are using and why.

Can mouldy silicone be sorted out?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator.
