Bathroom resealing in Greenrigg, done properly

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on kitchen worktops & upstands, wet rooms and shower trays & enclosures, and people most often call us about leaks into the floor or ceiling below and black mould in the silicone that won’t clean off.

Bathrooms in smaller places like Greenrigg work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

You are covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Different surfaces, different methods

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured for the work.

Greenrigg questions

Can you help a landlord with a rental near Blackridge station?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Do you cover Greenrigg for bathroom resealing?

Yes, Greenrigg is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Is it OK to put new sealant on top of the old bead?

No, never. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.

How do I get a quote for bathroom resealing in Greenrigg?

Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk and let us know what needs doing and where.

How it works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a morning or an afternoon for most single baths and showers. Somewhere like Greenrigg may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, generally around 24 hours.

Before we arrive

  • On commercial sites, let us know about site rules
  • Tell us about any water getting in
  • Where the joints are inside, avoid wetting them before we arrive

How we quote for bathroom resealing

For a quick quote, just ask. The main things that affect it are:

  • When we can work, for business premises
  • Mould in or behind the old joints
  • How many areas need sealing
  • The type of sealant required

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What to tell us for a quote

What to tell us when you ask for a quote:

  • Where the property is
  • The rough size of the job
  • How we’d reach the joints
  • What’s wrong with the joints now

We quote each job on its own. Simply email us at info@mrmastic.co.uk and describe the job, and pictures are welcome.

Aftercare tips

After the cure time, these simple habits help:

  • Give the silicone its full cure time
  • Keep an eye on the corners, where splits start
  • Don’t leave water standing on kitchen joints
  • Open a window or run the fan so the room dries

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Bathroom resealing around Greenrigg

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

If you let a flat or house near Blackridge station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Common problems we fix in Greenrigg

Black mould is behind a lot of resealing. Steamy rooms that don’t dry out give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

If you can see any of these, it’s time to have the joints looked at:

  • Black mould in the silicone that will not clean off
  • Cracked, shrunken or lifting silicone
  • Gaps between the worktop and the wall
  • Failed sealant on the screen profile

If you look after a building such as Armadale Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

Questions to ask before you book

  • Whether you can choose the colour
  • How hidden problems are handled
  • Whether the sealant suits the joint
  • Is the old sealant removed completely?
